Collaborative / Integrated Level 1 - CM/Contractor Prequalification As-Needed Construction Manager/General Contractor (Icmgc) For Various Tenant Improvements, Renovation/Addition Projects. License: B - General Building Contractor estimated Construction Cost Ranges Estimated Construction Cost Range $640,000 up to $5,000,000 $5,000,001 up to $15,000,000 $15,000,001 up to $25,000,000 GENERAL DESCRIPTION OF WORK: The University anticipates a number of various and multiple tenant improvement, renovation/addition projects within the coming years with construction budgets ranging from $640,000 up to $25,000,000 (CCCI 9654). Contactors may select to prequalify for one or more cost ranges and construction types through the University's prequalification process (see Category Matrix included with Questionnaire). Construction to include the following construction types (contractors must indicate on matrix which types they wish to prequalify for): Laboratory and Research Space Renovation/Addition: Moderate to major lab renovation/addition projects for faculty recruitment and retention within, but not limited to the Division of Physical and Biological Sciences, Scripps Institution of Oceanography (SIO), and School of Engineering. Projects will be located in existing facilities of varied age and condition and will range in size and complexity depending on the intended research/teaching and environmental control requirements. Laboratory facilities will contain complex mechanical, electrical, and plumbing systems to achieve strict temperature, humidity, filtration, acoustic, vibration, and electromagnetically isolated environments. Projects will include coordinating typical and sensitive laboratory equipment including fume hoods, magnets, lasers, microscopes, etc. Real Estate/Tenant Improvement: Work to include office, retail, and restaurant tenant improvement and renovation/addition projects for third-party tenants and various University departments managed through UC San Diego's Real Estate Department. Clinical (HCAI/OSHPD 3) Renovations/Additions: Various clinical tenant improvement projects in on- or off-campus buildings. Future tenant improvement clinical program projects may include offices, clinics, exam rooms, and training and meeting facilities. Scope of work can range from upgrading shell spaces and MEP systems to exterior site improvements and structural enhancements. Hospital/MOB (HCAI/OSHPD 1) Renovations: Various hospitals and medical office buildings on a large medical campus that includes major medical equipment replacements. Academic Facilities (Offices, Classrooms, Student Spaces): Non-laboratory academic tenant improvements and renovations/additions including but not limited to classrooms, lecture halls, offices, student services, athletic facilities, early childhood development, code upgrades and/or life safety improvements, building infrastructure upgrades, etc. Housing Dining Hospitality (HDH): Projects may include, but not be limited to: enhancing the student experience by improved dining and housing renovations/additions and modifications to living and learning neighborhoods, code upgrades and/or life safety improvements. SPECIAL NOTE TO CM/CONTRACTOR PROPOSERS: This Request for Qualifications contains significant elements and areas of emphasis not always found in CM/CONTRACTOR Prequalification (PQ) from The University of California San Diego. Proposers are advised to carefully read the entire PQ to ensure they understand the expectations and evaluation process to be used to establish the CM/CONTRACTOR pools, and final selections as projects are identified. The University reserves the right to request, receive, and evaluate supplemental information after the above time and date at its sole determination. All information submitted for prequalification evaluation will be considered official information acquired in confidence, and the University will maintain its confidentiality to the extent permitted by law. Response to the Prequalification Questionnaire must be submitted on the forms contained within the Prequalification Questionnaire available at the address above. The University reserves the right to reject any or all responses to Prequalification Questionnaires and any or all bids and to waive non-material irregularities in any response or proposal received. Every effort will be made to ensure that all persons have equal access to contracts and other business opportunities with the University within the limits imposed by law or University policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The successful Bidder and its subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage at the location of the work. In addition, the University is committed to promoting and increasing participation of small business enterprises (SBEs) and disabled veteran business enterprises (DVBEs) relating to all goods and services covered under the awarded agreement, subject to any and all applicable obligations under state and federal law, and University policies. The awarded contractor shall make best efforts to provide qualified SBEs and DVBEs with the maximum opportunity to participate. Potential bidders will be required to submit their small business outreach plan to the University as part of the prequalification process. The work described in the contract is a public work subject to section 1771 of the California Labor Code. No contractor or subcontractor, regardless of tier, may be listed on a Bid for, or engage in the performance of, any portion of this project, unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 and 1771.1. This project is subject to compliance monitoring and enforcement by the Department of Industrial Relations. ALL CONTRACTORS AND SUBCONTRACTORS MUST BE REGISTERED WITH THE DEPARTMENT OF INDUSTRIAL RELATIONS (DIR) AT BID TIME. *The value for this project is based on a financial range.
