Renovation of an educational facility in Hilliard, Ohio. Completed plans call for the renovation of a educational facility.

Submit all questions to Bruce Runyon at Fanning/Howey Associates, Inc. by phone (614)764-4661 or email (brunyon@fhai.com) Lump sum bids will be considered for the following Bid Package: Roofing Restoration - Phase 1 Base Bid All bids must be accompanied by a Bid Guaranty in the form of either a Bid Guaranty and Contract Bond for the full amount of the bid (including all add alternates) or a certified check, cashiers check, or an irrevocable letter of credit in an amount equal to 10% of the bid (including all add alternates), as described in the Instructions to Bidders. No bidder may withdraw his bid within 60 days after the bid opening. The Board of Education reserves the right to waive irregularities in bids, to reject any or all bids, and to conduct such investigation as necessary to determine the responsibility of a bidder. Preparation: 1. Wet Roofing Removal: a. An Infrared Analysis on the roofing system was completed and designated wet areas have been confirmed. i. Remove roof membrane and insulation down to metal decking. 1. Secure new dry ISO Insulation to Metal deck at rate on one fastener per every 2 square feet. 2. Adhere tapered ISO insulation saddles and crickets as needed to retain proper slopes to drains. 3. Adhere one layer 0.5" wood fiber insulation cover board over ISO. a. Ensure new insulation height meets or exceeds the height of existing. 4. Include 3,000 Square Feet of replacement within Base proposal. ii. Apply one Ply Powerply Heavy Duty Base Sheet over new insulation. iii. Apply one Ply Powerply Standard FR over Base sheet. 1. Adhere both plies in Powerply Endure BIO cold process adhesive. 2. Provide Unit cost for replacement of wet roofing above base amount. 2. Cleaning: a. Pressure Wash entire roof and flashing surfaces with minimum 2,000 psi pressure sprayer. i. Move water off roof to eliminate pooling of dirty water on roof surface. 1. Residual dirt and grime left from pressure spraying shall be removed prior to any coating work. 3. Repairs: a. Repair all blisters, ridges, and splits in roof membrane. i. Include 500 square feet of repair within base proposal. ii. Repair small deficiencies with Alphaguard BIO Base coat and Permafab. iii. Repair large deficiencies with Base Ply and Cap sheet ply as necessary - where plies are removed - replace with equal or greater number of plies. 1. Set plies in Endure BIO cold process adhesive. 4. Coping Metal: a. Re-align coping metal and joint plates between coping sections back to proper position. Coping to be removed, joint plates re-set, new caulking installed and coping re-installed. i. Include six (6) areas of realignment within base proposal. 5. Drains: a. Check all drains for proper drainage ability. Power snake or jet all drain lines a minimum of fifty feet. i. Report any slow drain lines or clogged drain lines to Owner's Rep. 1. Drains shall be cleared of stoppage on Time and Material Basis. b. Remove drain bolts and collar - put drain bolts back in place to avoid filling bolt holes with liquid products. i. Prime drain and flange with Alphaguard M-Prime. Prime Granule surface membrane with Alphaguard WB Primer. Run base coat, fabric, base coat, and topcoat into drain - then re-install drain collar above finished cured liquid membrane. c. Roof removal at drain areas: i. Where roofing is removed at drains - the contractor shall include the proper flashing of drains per Tremco's typical standards. 1. 4-pound lead flashing, etc. Roof and Flashing Restoration: 6. Roof Membrane and Flashing: a. Prime all roof flashing and membrane with Alphaguard WB Primer. i. Prime at a rate of 200 sq ft per gallon. b. Treat all flashing and roof membrane with Alphaguard BIO Base coat and Permafab Fabric three-course detail. i. 4.0 gallons adhesive per 100 square feet. ii. Alphaguard BIO Base coat must be primed with Geogard Primer when exposed for 72 hours or longer. c. Allow to cure a minimum of 24 hours. d. Coat all Base coat with Alphaguard BIO Topcoat. i. Apply at rate of 2.0 gallons per 100 square feet. 7. Walkway Pads / Non-Skid Surface: a. The existing walk pads shall be removed from the roofs prior to restoration work. b. Nonskid walkways shall be placed from Penthouse doors to penthouse access ladders. i. Approximately 4.0' wide. ii. Non-skid surface shall be installed above the finished restoration system. iii. Two gallons topcoat with 20 pounds granules cast in place and back rolled into topcoat per 100 square feet. 8. WARRANTY: a. Provide Owner Twenty (20) Year Manufacturer's Total System Warranty for roof membrane and accessories. b. Provide Two (2) Year Contractor Total System Warranty for roof membrane and accessories.
