Demolition, site work, paving, new construction and addition to a mixed-use development in Charlottesville, Virginia. Completed plans call for the addition of a 78,484-square-foot, six-story above grade, two-story below grade multi-residential development; for the demolition of a multi-residential development; for the construction of a multi-residential development; for site work for a multi-residential development; for paving for a multi-residential development; 167,503-square-foot, five-story above grade, one-story below grade multi-residential development; parking garage; parking garage; parking garage; multi-residential development; and multi-residential development.

Work under this project consists of the addition of two new residential buildings to be located west of Abbott Center on the opposite side of Darden Boulevard (Building 'A') and another immediately south of the Darden Parking Garage (Building 'B'). The drive lane adjacent to Abbott Center and the library will be reconstructed along its current alignment to accommodate all vehicular traffic to the Loading Dock at Abbott Center and increased vehicular traffic resulting from the loss of Darden Boulevard on the south side of the Parking Garage. Access to the Parking Garage will remain on the east side of the garage but the driveway will be adjusted to accommodate the footprint of Building 'B'. Pedestrian access throughout the area of the work will be reconstructed with specific accessible routes to be identified. Utility infrastructure and storm drainage will be revised to accommodate new buildings and changes to grades. Building 'A' will be a six-story structure with two floors below street grade at a nominal lower level at FFE 572.0 and FFE 592.0 at street level opposite Abbott Center. It will have an area of 78,484 Gross Square Feet (GSF) and a footprint of 14,166 SF. Building 'B' will be a five-story structure with a lower level FFE of 591.0 opposite the Parking Garage and street level on its south side with FFE at 600.0 fronting the drive lane opposite Abbott Center and the Darden Library. It will have an area of 167,503 GSF and a footprint of 31,071 SF. Grade differential between buildings and with the Parking Garage will be accommodated with retaining walls and infill structures. Adjustment to the driveway at the Parking Garage will result in the addition of a retaining wall to address the steep existing grades in this area.
