“The owner has determined a prequalified list of construction managers. RACINE COUNTY through its duly authorized representatives, reserves the right to reject any or all bids, waive all technicalities, and choose the offer deemed most advantageous to Racine County. Racine County is accepting proposals for Construction Manager at Risk (CMAR) services to assist and support the design, bidding, and construction of a new Racine County Behavioral Health Building to be located at 1720 Taylor Avenue in the City of Racine. The scope of work will generally consist of: Preconstruction services including schedule, budget, and constructability advice during the project design phase. Providing cost estimating for all project phases. Construction scheduling and phasing. "Fast-track" components of construction prior to full completion of construction documents in order to maintain budget and/or schedule. Managing bidding and construction phases. Enter into contracts with contractors to construct the building. Developing, negotiating, and maintaining guaranteed maximum price ("GMP"). Being an integral part of the Owner/Architect/CMAR team. Closing out the project. All questions regarding this Request for Proposal must be in writing and submitted prior to 4:00 p.m. CST on January 26, 2024, to: duane.mckinney@racinecounty.com
