The building was built in the 1960s and was constructed with a flat timber roof deck supported by glulam beams. The age of the roof is estimated to be 25 to 30 years old and needs replacement. The existing roof system consists of a mechanically attached TPO membrane, with many areas having an additional EPDM membrane, polyisocyanurate, and perlite board, over the roof deck. The objective of this project is to remove the existing roof system and replace it with the new system outlined in the Construction Documents. The selected contractor will be responsible for the complete tear-off of all existing in-scope roof assemblies down to their corresponding roof decks. The contractor must clean and prepare the roof deck for the installation of the new roof assemblies outlined in the Construction Documents. The contractor is responsible for the daily clean-up of the work area and shall provide all dumpsters, construction fencing, and restroom facilities. If the construction value is $50,000 or greater a Bid Bond and Power of Attorney or Proposal Guaranty is required in an amount not less than 5% of the total Bid.
