Closed solicitation has been included below for reference. ............. The University of California, Berkeley is seeking the services of a testing agency for the purpose of assessing a purpose-built building envelope performance mock-up as well as executing field tests of the as-installed building envelope. Housing Project No 2 is part of the University's comprehensive effort to address an urgent student housing crisis and the challenges it creates for the campus and its urban neighbors. Housing Project No. 2 will be approximately 330,000 gross square feet, and will accommodate up to 1,100 beds in apartment style units, and ancillary spaces to support the housing program, including but not limited to a retail food market, laundry facilities, meeting spaces, and offices and additional space for staff and operations. Site development objectives include the creation of flexible open space and commemorative elements that are integrated into the landscape and hardscape. Webcor Builders is the University's Construction Manager/General Contractor for Housing Project No. 2 and is overseeing a team of delegated design-builders of the project's building envelope. A building envelope commissioning agent has also been retained by the University as part of the commissioning requirements related to the project's LEED certification goals. The proposed building envelope performance mock up is approximately 45'-0" wide, 7'-0" deep, and 20'- 0" high and is intended to be installed at the selected testing service provider's facility, on a structure that the testing facility shall provide. Laboratory tests and field tests are as specified in the construction documents. Excerpts of relevant drawings and specifications applicable to the performance mockup are contained in Attachments D and E. Supplemental background information, such as overall building elevations, is also included. The excerpts convey the basis of the envelope design and performance, dimensional, and aesthetic intents. The detailed design of the building envelope will be produced by the subcontracting delegated design team. The successful testing agency will be expected to coordinate and collaborate with the design and construction team to develop a testing program and the structure that will support the mock up to satisfactorily meet the project testing requirements. The performance mock-up comprises representative instances of several of the building envelope assemblies proposed for inclusion in Housing Project No 2. The building envelope of Housing Project No. 2 consists of the following components: - Pre-fabricated wall panels, referred to in the project documents as "Megapanels." - Curtain wall and window wall. - Precast concrete panels and linear elements*. *Note that the Construction Documents currently identify several instances of Glass Fiber Reinforced Concrete (GFRC) in the building envelope. The University has since accepted the precast concrete subcontractor's alternate proposal to furnish all such items in precast concrete. Details of such assemblies will be reflected in the detailed delegated design documents. The mock up testing is anticipated to occur in late summer 2024.
