The Butts County School System (BCSS) desires to retain the services of a professional Construction Manager (CM) firm for the management, under construction management/contractor format, for the construction of certain facility projects, all in connection with BCSS's Administrative Complex. This request includes some or all of the projects described below. The Butts County School System shall have the right to terminate the relationship with the Construction Management firm at any time without cause. The Butts County Board of Education (hereinafter referred to as Owner) plans to select the Construction Management Firm (hereinafter referred to as CM) that is in its sole discretion best meets the needs of the school district and to enter into a CM at Risk contract for the construction of the following project(s), some of which may be ongoing simultaneously, contingent upon the collection of E-SPLOST proceeds: 1. Construction of a Transportation and Maintenance facility 2. Rufus Adams/Ernest Battle Building Professional Development Center renovations and major modifications. 3. Construction of a New Butts County Board of Education Office 4. Renovation of former Transportation facility into a baseball facility 5. Construction of a Nutrition Facility and Warehouse To qualify for consideration, a firm must be prepared to provide the expertise, resources and personnel experienced in project planning, cost management, project control, pre-construction and construction techniques, value-engineering analysis, scheduling and quality assurance throughout the planning and construction phases of the project. Prior to the award of a GMP Contract, the CM shall provide the owner with a 100 percent performance and payment bond for its faithful performance, pursuant to O.C.G.A. 36-91-40, et seq.
