For HVAC Preventative Maintenance 2 Locations: Town Hall - 2 High Street , Sanbornville NH Town Hall "Annex" - 132 Meadow Street, Sanbornville NH Equipment to be serviced: Utica Boiler- UBSTRA 100 2- Buderas Model Logano G215 1-Magic Aire 60-DUX-B-3-3 1-MSZ-FH-12NA 1-York-YCE36B22SA 1-MUZ-FH-12NA Service to consist of 2 Full Inspections of equipment listed above. 1 Inspection every 6 months (June and December) 2 Total Filter Changes 1 Belt Replacements 1 Coil Cleaning. Air Conditioning Servicing, o Test Safety Controls o Change filters o Check and record all refrigerant leaks o Check indoor evaporator Coil o Change Batteries in thermostat as needed o Lubricate fan bearings, motors and pumps o Replace belts once a year o Clean outdoor condenser coil o Inspect, clean drain line and drain pan o Check Electrical Components o Check operation and submit report Oil and Gas Heating Equipment, o Inspect, adjust and replace belts as needed o Change Batteries in thermostat as needed o Replace Nozzle and oil filter o Check gas valve pressure o Check Flame sensor o Inspect hot surface ignitor/electrodes o Check and adjust oil pump pressure, replace strainer o Lubricate fan and motor bearings as needed o Test all safety devices o Check Combustion blower o Adjust flame as needed o Clean high-efficiency Collection box and drain box o Inspect venting o Check operation and submit report Proposal to include regular hours rate per hour, after hours rate per hour and Sunday/Holidays Off hours rate per Hour.
