The RFP number, which is above, on the front of each sealed proposal envelope or package, along with the date for receipt of proposals specified above. Direct all inquiries concerning this RFP to: Dwayne Childress Support Services Director (336) 242-2030 or Randy Mitchell Facilities Supervisor (336) 300-0251 The Support Services Department is seeking qualified firms to provide elevator service maintenance. The goal here is to reduce downtime to zero. The County has two types of elevators; electric traction (MRL) and hydraulic, these are noted in Sections 3 and 6, Scope of Work and Pricing. 1.1 Important Items: 1.2 No admittance, if late, for the Pre-bid Conference. You will be asked to leave. 1.3 Write the bid number on the outside of the sealed envelope. 1.4 Pre-bid Conference: Support Services 925A North Main Street Lexington, NC 27292 1.5 Use the NC license number in identifying the elevators. 1.6 The Pre-bid Conference will never start at a jobsite. The Contract shall cover the period from 7/1/2024 to 6/30/2025 with four additional one-year periods, making this in effect, a five-year contract. This Contract may be renewed at the expiration of the initial term by mutual agreement. SCOPE OF WORK A. All elevators shall be maintained as hereinafter described, in accordance with the following detailed terms: Trained employees of the Contractor will use all reasonable care to keep the elevators in proper adjustment and in safe operating condition, in accordance with all applicable Federal, State, and local laws, ordinances and regulations. B. All elevators under this Bid shall be maintained in first class operating condition and must comply with all maintenance and other requirements of the latest revised edition of the American National Standard Safety Code for Elevators, Dumbwaiters, Escalators and Moving Walks (ASME A17.1 - 2019), ASME Inspection Manual (ASME A17.2 - 2019) and all other applicable laws, regulations, ordinances, codes, etc. Should the AHJ Elevator Inspector call for a re-inspection as a result of Contractor not performing, Contractor shall pay for the re-inspections costs. SCOPE OF MAINTENANCE 1. This specification provides for complete maintenance coverage including examinations, cleaning, painting, lubrication, adjusting, parts replacement, repairs, and testing on all parts of the elevator equipment including, but not limited to, machines, bearings, commutators, brushes, gears, hoist ropes, compensation ropes or chains, governor ropes, thrust bearings, drive sheaves, sheave bearings, brake pulleys, brakes, brake coils, linings, motors, tachs, controllers, selectors, relays, contacts, solid state devices, computers, monitors, transformers, resistors, and all related control equipment, including card readers. 2. It also includes safety governors, governor sheaves, car safeties, hydraulic oil, pump, motor, valves, plunger, above ground oil lines, jack packing, deflector and secondary sheaves, bearings, car and counterweight buffers, car and counterweight guide rails, limit switches, guide shoes (slide and roller), door operators, car and hall signal fixtures, remote security panel and all components, all car and hatch door equipment, contacts, interlocks, auxiliary door closing devices, infrared safety edges, fans, blowers, emergency lights, Contractor will change car lighting bulb during preventative service visits, car frames, platforms, and all other elevator related devices, except for the following: a. Car enclosures (including removable panels, door panels, plenum chambers, hung ceilings, light diffusers, fluorescent tubes and fluorescent ballasts (except installation of tubes and ballasts), handrails, mirrors, carpets, and tile flooring), hoist way enclosure, door panels, frames and sills. b. This bid does not include elevator monitoring service. c. 5-year full load safety testing. This is to clarify that it is the maintenance contractor's responsibility to notify the County of Davidson NC that the load safety test is due. Do not include the cost of this testing in the bid. d. Elevator repair due to vandalism are not to be included in this bid. e. Maintenance will not include responsibility for the cab lighting or the flooring (carpet, etc.)
