Washington County Facilities Division is requesting sealed bids for a generator maintenance services contract for various Washington County building locations with generators on site. The Contractor shall provide maintenance and repair services to the County's generator systems, including but not limited to, generators, transfer switches, fuel tanks and associated systems. A list of existing County generator systems is included in this bid. B. The Work includes all labor and materials required to keep the generator systems in good and safe operating condition in accordance with the manufacturer's equipment operational standards, includin g but not limited to parts, operating inspections, preventative maintenance and emergency repairs. C. Within thirty (30) days of Contract execution, the Contractor shall meet with the County's Authorized Representative and review the list of equipment and familiarize itself with County standard operating procedures. D. All Contractor technicians shall adhere to the following access requirements listed below: E. Contractor building access - the Contractor will normally be accompanied by a County electrician, on occasion the Contractor may be directed by the County's Authorized Representative to conduct Work independently. Contractor shall call Facilities Dispatch at 503-846-8715 upon arrival and departure from building and fill out all related logs and paperwork. F. Hours - The Contractor shall perform the Work required under this Contract during hours as directed by the County's Authorized Representative. G. All non-emergency services shall be scheduled with the County's Authorized Representative two weeks in advance of Work being performed. H. Washington County has records of all service work and repairs done for each generator. Rather than have an initial service call, the awarded vendor will be provided records of work done so they are aware of the status of each generator. I. Certain buildings will require work to be done after hours due to generator locations. J. The Contractor shall perform annual service calls to all generator systems listed in this bid unless otherwise directed by contract administrator. K. Any employee who works on Washington County equipment must have ESGA Journeyman certification or an ESGA Apprentice may work on County equipment under the supervision of ESGA Journeyman. L. In addition to the annual preventative maintenance work outlined in the follow sections, the awarded vendor will perform the following services as needed, per industry and Washington County Requirements: 1. Replace all belts. 2. Replace all hoses. 3. Flush the coolant system. 4. Replace existing batteries with maintenance free batteries of a manufacturer approved by the Authorized Representative. 5. Replace air filter. 6. Clean the bowl and replace the filter with a new filter in the oil/water separator. Licensing per ORS 468A.720 (working with asbestos) is not required for this project. Bidders must conform to the requirements of these bid documents and all related, applicable laws. Washington County reserves the right to reject any and all bids and to waive any and all informalities in the best interest of the County. The County has decided that the requirement of Bid Guaranty Form and Bid Bond will be waived for this project.
