he Ohio Veterans Home (OVH), 3416 Columbus Avenue, Sandusky, OH 44870, is operated by the Department of Veterans Services (DVS.) Originally opened in 1888 to care for veterans of the Civil War, this 427-bed nursing home facility offers two levels of care: standard care for those veterans in need of any intermediate level of care, and special care for veterans with Alzheimer's disease and other types of dementia. The facility additionally includes 209 domiciliary beds for residents that are capable of independent living. This project will consist of construction of a new facility on an operating campus with the following criteria: Following the Veterans Administration Small House Model Design Guidelines. Must adhere to the Build America, Buy America Act (BABA) which requires that all iron and steel, construction materials, and manufactured products used in federally funded infrastructure projects are produced in the United States. LEED and or WELL Certification may be required. Typical 128 Bed Facility includes 4 Neighborhoods and a Community Center. Gardens for residents, staff and visitors including Healing or therapy gardens, Gardens designed specifically for Memory Care residents and Respite gardens. Accessible trails and walkways. Parking areas shall be located at the Community Center main entry and clustered at each House. They should be in small groupings rather than large lots. Some parking should be at each House or Neighborhood Center so that visitors can have direct access. Parking for any of the community's vans or other passenger vehicles used to transport residents will be provided in a driveway or garage, away from the main entry of the Houses. Parking should include: Staff parking Visitor parking Delivery parking Maintenance vehicle parking SH Vans or Shuttles Typical 128 Bed Facility includes 162,500 sf (1,270sf per resident) Professional design services are being acquired by the Contracting Authority under a separate contract. The Contracting Authority shall have no liability to any proposer arising out of such cancellation or rejection. The Contracting Authority reserves the right to waive minor variations in the selection process.
