Site work for a multi-residential development in Marianna, Florida. Completed plans call for site work for a multi-residential development.
The County seeks a qualified Firm with the requisite knowledge, experience, technical expertise, and organizational and financial capacity to purchase and develop a combination of affordable workforce, mixed-use, and/or fair market value housing units on an +/- 280 acre property, containing approximately 170 functional acres, in addition to wetlands. The county reserves the right to utilize approximately 20 of those acres for commercial development to support the area. The County commits to utilizing proceeds from the sale of the land to improve the development of the area. These improvements may also be grant funded. Project Summary: The Developer is expected to provide plans and specifications for the development of the project, secure all necessary permits, prepare site for development, hire a licensed contractor and subcontractor to complete the work, comply with all state, federal and local laws that apply to the development of this project, inspect the work and provide oversight of project development and complete the project in accordance with the terms outlined in the written agreement and this RFP. The County would like to see an HOA community that contains walkable spaces and greenspaces, including but not limited to, picnic areas, and parks. Project Site: The proposed project land area features a total of +/- 280 acres, consisting of two parcels: Parcel ID:17-4N-10-0000-0010-0000 and ID:16-4N-10-0000-0090-0000. The portion that is South of the interstate will not be included. For maps and additional property details see additional attachments in the solicitation file. The county has a boundary survey, if the developer requires more surveys, that will be at the cost of the developer. The County intends to pursue annexation to the City of Marianna, FL, subject to necessary approvals and procedures; changes to land use designations may occur as necessary. Questions must be submitted in writing and may be emailed to darraghl@jacksoncountyfl.gov by close of business on March 21, 2024.
