RRMM has been selected as the architect for this project. Included in the pre-construction scope of services is collaboration with the design professionals during the design phase, attendance of design coordination meetings, constructability reviews, value engineering guidance, construction scheduling, development and negotiation of a guaranteed maximum price (GMP) proposal for construction services with the Owner. If GMP negotiations are successful, CPS will amend the contract to include the GMP. PROJECT DESCRIPTION: The Project consists of Pre-Construction and Construction services for building a new 940-student elementary school. The Project is located in the City of Chesapeake, in the Culpepper Landing neighborhood, on a 24-acre Site currently owned by Chesapeake Public Schools. The Site is former farmland located at the northeast edge of the Great Dismal Swamp National Wildlife Refuge. The Site contains wetlands which will be minimally disturbed. Geotechnical information indicates the Site will require surcharge of fill to stabilize the building area. The building will be approximately 138,000 sf. This project is the next in a series of CPS facilities designed and built to support next-generation, active and differentiated learning. A full package of Owner Project Requirements (OPR), all site information and project concept will be issued with the upcoming RFP. The construction budget for the Project has been set at $55,000,000. The Owner's total Project budget will not exceed the anticipated appropriation, and includes all services needed for the construction of the project. The Owner anticipates that pre-construction services will be required from the CM in the 2nd, 3rd and 4th quarter of 2024. The Owner anticipates construction activities to begin as soon as possible for Final Completion of the Project by May of 2027 or sooner. Major milestones for the Project are as follows: May 21, 2024, Award Contract to Construction Manager August 12, 2024, Begin Early Site Package Work March 31, 2025 Begin Main Site and Building Work May 24, 2027, Final Completion of All Building and Site Work CPS expects the Project Schedule to be collaboratively fine-tuned by the successful CM, CPS and Design Team.
