Completed plans call for site work for a elderly care / assisted living facility; and for the construction of a 188,000-square-foot, 10-story above grade, 197-unit elderly care / assisted living facility.

The Region of Peel is seeking to retain a qualified Construction Manager (CM) to provide Construction Manager and Construction services for the design and construction of delivery of a new 10-storey residential tower, Peel Manor Seniors Rental Building at the Peel Manor site, located at 525 Main Street, in the City of Brampton, to accommodate 197 rental units, ground floor amenity and services spaces, outdoor landscape gardens, and surface parking. The development area is approximately 1.12 ha (2.8 acres) including surface parking on the south side of Peel Manor Blvd. The facility will be designed and constructed in accordance with the Region of Peel's Net Zero Emissions Building Standards, adhering to the requirements of CaGBC's Zero Carbon Building Design Standard Version 3 and be a Mass-Timber hybrid structure with concrete structure from grade up to a second-floor concrete transfer slab. Storeys two through nine are encapsulated mass timber structure with exposed slabs at ceilings where possible. The CM must have and demonstrated reputable experience in constructing residential buildings, land development and operating as a CM under the CCDC 5B contract for projects similar in scope, complexity and size as the scope within this Document. The stages of evaluation for this Document includes a Bidder Interview stage scheduled to take place the week of April 8th, where shortlisted Bidders will be invited deliver a presentation and answer questions with the Agency's evaluation committee. The Agency has identified a preliminary construction budget of $60M, exclusive of taxes, for Furniture, Fixtures and Equipment with no permanent connection to the structure and inclusive of contingency, escalation and Construction Management fees.
