Site work for a mixed-use development in Port Townsend, Washington. Conceptual plans call for site work for a water / sewer project; and playground / park / athletic field.

The Port of Port Townsend (Port) is requesting a Statement of Qualifications (SOQs) from qualified engineering firms interested in providing engineering design services for a Rural Light Industrial Park at Jefferson County International Airport (JCIA) Project. The Port of Port Townsend is seeking to attract new businesses to Jefferson County and allow existing businesses to expand in a socially and environmentally responsible manner. The Industrial Park will be situated on a 24-acre parcel on the southeast corner of the Port's JCIA property, and will feature eleven (11) one-acre "pad-ready" sites served with the full range of infrastructure necessary to support rural light industrial development, including: three-phase power; an internal loop road; native vegetation in both a central greenspace together with perimeter buffering; pockets of shared on-street parking; shared driveways and truck manoeuvring areas; stormwater detention; vegetated bioretention areas for stormwater treatment; community septic drainfield; and water service. The successful Consultant team will refine and finalize a previously prepared concept plan prepared for the industrial park, advance utility and site engineering to a 90% level (including an engineer's estimate of probable construction costs) and obtain necessary development permits. The project deliverable will position the Port to seek grant funding for project construction. Key elements of the detailed design documents prepared by the Consultant will include, but are not limited to the following: Civil Engineering infrastructure drawings to include water, sewer, and stormwater design Site Plans and lease plans to lay out 11 one-acre sites showing adequate setbacks and compliance with Jefferson County Unified Development Code (UDC) standards Site access drawings to show International Fire Code and Jefferson County Engineering standards compliance for fire water supply, site access and driveways, including required turn-arounds Plans that demonstrate compliance with the Jefferson County On-site Sewage System codes and standards Development of design and construction standards that meet the intent of the Port's vision of establishing a low impact rural light industrial park with environmentally sensitive construction methods and operational guidelines Coordination with the Port's Aviation Consultant to ensure that FAA standards and guidelines are followed Coordination with and support of the Port's Environmental/Permitting Consultant in the securing of county, state and federal permits The Port of Port Townsend reserves the right to retain the selected firm at the Port's sole discretion. The Port anticipates but has not yet secured future federal funding to support the final design and construction phase of this project.
