Minor Tenant Improvement (TI) project that includes new carpet, paint, minor new construction, some adjustment to mechanical, ceiling tile replacement, modification to existing lighting and new lighting, and graphics installation. This TI project will serve the OSU AMP (Administrative Modernization Program) team and requires a great deal of flexibility. New construction/walls must be demountable, adaptable and modular partitions for future modifications. Furniture panels are not an acceptable substitution. o This project only recently received full funding, but the timeline for occupancy remains June 1, 2024. The document set attached is in for permit with the City of Corvallis. Bidders are to include an allowance amount of $20,000.00 in their bids to be used for potential changes in the work from permit set to final set. o The first floor of the Jefferson Street Building will remain occupied during construction, but all occupants of the second floor will be relocated during construction. Entrances and exits for first floor occupants must remain clear at all times. Coordination for noisy or dust producing work must be made with the building manager. o IT, AV and Furnishings will be purchased separate from this contract, but installation will be coordinated with the construction schedule.
