Demolition, site work, remodeling and renovation of a water / sewer project in Longview, Washington. Completed plans call for site work for a water / sewer project.
Existing water pipes for the women’s restroom shower are wrapped in asbestos insulation. BPA wants vendor to install new copper and/or pex piping and abandon existing. Current 32’ X 40’ wood temporary wall shown in photographs in Attachment #1, was installed after previous roll up door was damaged. This temporary door doesn’t meet wind shear or seismic standards for BPA and Safety. This project includes demo of the temporary wall and disposal off-site, and the procurement and installation of track, rollers, and new mechanical roll up door with the following exceptions: 1) Careful removal of windows for future use by BPA 2) Careful removal of non-damaged structural wood a. JLL PM and BPA will designate area for storage of salvaged material The temporary wall structure is built of laminated 2x8 boards that are nailed together with large windows at the top of the structure. Vendor to utilize structural engineer to perform calculations and produce stamped engineer drawings required to ensure replacement meets current structural standards for the State of Washington for a door of this size and use. 1. Appropriately cordon off or provide safety watcher for working in and around substation area 2. Demo existing 32'x40' wood framed wall structure, drywall, insulation, and windows from existing opening and dispose of offsite. a. Demolition must be planned and executed to ensure no damage to existing building or structure 3. Demo and installation will require the use of lifts and / or cranes a. Current certifications are required for any staff who will be operating lift or crane and shall be emailed to the JLL PM: jlgrounds@bpa.gov prior to work start b. Crane plan is required if utilized, prior to work start as a submittal for review by JLL PM and BPA Safety Office i. JLL PM will work with vendor to craft this plan if needed 4. Procure and install new 32’ x 34 insulated Rolling Steel Service coiling door, motor assembly and safety equipment (including stops) following all manufacturer’s instructions and current code as below: a. Door must meet wind-loads and wind resistance (e.g., high-wind load option) i. Overhead Door Model Model 625/626/627 or similar) ii. Must withstand minimum sheer winds of up to 50mph b. Door must be heavy duty with minimum 18 gage c. Door shall be insulated with a target value of minimum of R-12+ d. Install Vision slats as shown in attachment A with insulated glass or lexan 5. Finish with Sherwin Willians Exterior Paint as per BPA Standard with color match existing exterior as close as possible 6. Install with man door as shown in photo in Attachment A a. Man door to have appropriately sized door frame and safety latch b. Install vision panels like what is shown in photo on Attachment A 7. Include all associated safety stops as to manufacturer’s instructions 8. Follow manufacturer’s installation information for new door a. Test installation for smooth, continuous, and correct operation i. Repair any issues found during testing prior to de-mobilization of team 9. Provide any operators and/or openers required for correct door operation 10. Dispose of all materials offsite at municipal disposal site where material allowed 11. Provide work start and complete date with quote a. NOTE: Notify JLL PM jlgrounds@bpa.gov of lead time of door and other required material 12. Provide installation schedule a minimum of 2 weeks prior to any work being performed 13. Provide O&M documentation, supporting material, and warranty information to JLL PM when work complete
