Renovation of a multi-residential development in Salem, Oregon. Completed plans call for the renovation of a multi-residential development.

Englewood West Apartments - The proposed rehabilitation plan will address water penetration issues, enhance tenant quality of life, meet current code requirements, and increase energy efficiency; replace or upgrade siding, sheathing, insulation, windows, entry doors, decks and roofing systems; install whole-house ventilation improvements; alter sidewalks; upgrade unit interiors to replace worn appliances, cabinets, countertops and window coverings as needed. Address storm drainage issues, site grading. Southview Terrace Apartments - The proposed rehabilitation plan will address water penetration issues, enhance tenant quality of life, meet current code requirements, and increase energy efficiency; replace or upgrade siding, sheathing, insulation, windows, entry doors, decks and roofing systems; install whole-house ventilation improvements; alter sidewalks; upgrade unit interiors to replace worn appliances, cabinets, countertops and window coverings as needed. Address storm drainage issues, site grading. The Work, whether self-performed by the CM/GC or one of the CM/GC Subcontractors, shall require a 100% Performance Bond and a 100% Payment Bond. All construction completed as a part of this Project will be subject to federal Davis-Bacon Act Prevailing Wage requirements. Any change to the wage decision that is made prior to execution of the CM/GC agreement will be in effect for the duration of the Project. The CM/GC agrees to be bound by and will comply with the provisions of 40 U.S.C. 3141 to 3148. The SHA will be the sole judge in determining award of contract and reserves the right to reject any or all Proposals including the requirement to demonstrate the proposer's responsibility under ORS 279C.375(3)(b). The total anticipated cost for the renovation of both properties is $26,245,000.
