The scope of work includes replacing the entire roofing system of the Saraland Public Library. Project overview: All roofing systems are to be properly inspected and the old roofing removed. The decking shall be cleaned of debris and properly prepared for the new replacement roof systems. All damaged or rotten wood decking shall be replaced. All decking is to be secured, re-nailed and taped as necessary for code compliance. All metal eaves, valleys, coping, lead or rubber boots and caps are to be replaced and then sealed of any improper openings or leaks and to match in color as approved by the city.The flat roofing area shall be cleaned and pressure washed. The contractor is to install an approved urethane sealant on all laps and seams. A minimum of two urethane base coats shall be installed in accordance with the manufacturers instructions and shall be approved by the city. A minimum of two silicone top coats shall be installed in accordance with the manufacturers instructions and shall be approved by the city. The shingle roofing area shall have all old shingles and underlayment removed. The proper synthetic underlayment shall be installed with the proper deck tape with ice and water shield installed. The contractor is to replace all shingles with Architectural type shingles meeting or exceeding the required ICC wind speeds. The type, color, and manufacture of the shingles are to be approved by the city. The contractor is to replace all rotten facia wood with new and to install new aluminum facia metal around the entire building. The type, color, and manufacture of the shingles and the aluminum facia metal are to be approved by the city. Debris removal, site clean-up, magnet clearing and hauling is the responsibility of the contractor and all A/C units are to protected from damage by roofing tacks, shingles, or other debris. Warranties: A Five (5) year warranty on all workmanship and a Twenty (20) year warranty on roof product materials is required. Architectural type shingles shall have a Thirty (30) year warranty. A cashiers check or bid bond payable to the City of Saraland in an amount not less than five (5) percent of the amount of the bid, but in no event more than $10,000, must accompany the bidders proposal. Performance and Payment Bonds and evidence of insurance are required in the bid documents and will be required at the signing of the Contract. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under the provisions of Title 34, Chapter 8, Code of Alabama, 1975, and must show evidence of license before bidding or the bid will not be received or considered by the Building Inspection Department/Architect; the bidder shall show such evidence by clearly displaying his or her current license number on the outside of the sealed envelope in which the proposal is delivered. No bid may be withdrawn after the scheduled closing time for receipt of bids for a period of (30) days. The Owner reserves the right to reject any or all proposals and to waive technical errors, if in the Owners judgement, it is in the best interests of the Owner and will thereby be promoted.
