Question Deadline 04/02/2024 at 1:00 PM ET Comments on specifications or other provisions in this Invitation to Bid must be submitted in writing to Joel Shank or email jshank@,rkehousing.org at RRHA's Capital Improvements Office located at Central Office, 2624 Salem Turnpike, NW, Roanoke, VA 24017 1. The "Work" of this contract is titled "Bathroom Renovations, Bluestone Park, AMP 259". The "Work" is defined in the Contract Documents, which includes plans and specifications. The specifications and drawings shall be referenced for detailed specifications and descriptions ofthe work involved. 2. The first floor of the apartment units at Bluestone Park is a concrete slab. The 2nd floor is wood joists with a single layer of 5/8" plywood subfloor/underlayment. A limited number of units may have a layer of 14" underlayment installed over the subfloor/underlayment. 3. There are 27 single-story apartment units included in the contract and 39 two-story apartment units included in the contract. For two-story apartment units the full bathroom is located on the 2nd floor. 4. There are two (2) two-story apartment units that are included in this contract that have two (2) full bathrooms. There is a full bathroom located on each floor.5. There are nine (9) two-story apartment units that are included in this contract that have a 14 bathroom located on the 1st floor of the unit. The full bathroom is located on the 2nd floor. 5. There are nine (9) two-story apartment units that are included in this contract that have a 14 bathroom located on the 1st floor of the unit. The full bathroom is located on the 2nd floor. 1. The "Work" includes the renovation of bathrooms and 14 bathrooms for 66 public housing apartment units at Bluestone Park Apartments. 2. The "Work" includes, but is not limited to the following items for 66 public housing apartment units at Bluestone Park:a. Removal and proper disposal of existing base, shoe mold and VCT in bathrooms and 14 bathrooms. VCT to be removed to the first joint in the tile on the hall side of bathroom door. If there is 14" underlayment installed in a bathroom, it shall be removed to the joint nearest bathroom door on the interior of the bathroom. b. Replacement of any water damaged or deteriorated plywood subfloor c. Installation of 14" luaun or similar underlayment grade plywood that does not have voids for all 2nd floor bathrooms. d. Replacement of enameled steel tub, ceramic tile tub surround, p-trap and overflow assembly, and shower controls/tub faucets. e. Replacement of existing toilets with low-flow toilets. f. Replacement of lavatory and faucets with vanities with cultured marble vanity top and low flow faucets. g. Replacement of shut off valves or "stops" for all bathtubs, toilets and lavatories. h. Replacement of bathroom exhaust fans. Installation of thru-roof fan duct and cap. Bathroom exhaust fans shall be powered by same switch as bathroom lighting. i. Installation ofnew VCT for bathrooms and 14 bathrooms.j. Replacement ofbathroom lighting. k. Replacement ofbathroom medicine cabinets 1. Replacement of bathroom accessories. Blocking to be installed in wall framing for mounting new accessories. m. Replacement of inoperable GFCI receptacles in bathrooms and 14 bathrooms and replacement oflight switches. n. Replacement of base and shoe mold for bathrooms and 14 bathrooms renovated. o. Plaster repairs needed as a result of work items listed above. The existing wall and ceiling finish is plaster veneer over a base coat of plaster that is applied to lathe board. Plaster finish is to match finish of surrounding surfaces. The use of joint compound for making repairs to walls and ceilings shall not be accepted. p. Priming, where needed, and repainting of bathrooms. Completion- 240 calendar days
