HVAC Repair at Austin State Supported Living Center Questions or Clarifications Submission Deadline May 16, 2024 Responses to Questions or Clarifications - Addendum posted on the ESBD May 20, 2024 Anticipated Contract Start Date Upon Award Scope of Work – The description of requirements, services, specifications for goods which may be required, and deliverables as provided in this IFB and any resulting Contract which the Contractor is required to provide Scope of Work (SOW) 7.1 Scope of Services to be Performed The required services to be provided are repairs to the existing LG VRF HVAC in building 543 at he Austin State Supported Living Center. The Contractor shall furnish and install condensate pumps compatible with the existing system at forty (40) existing office wall mount units; including repair to the existing drain lines by adding piping supports to achieve proper slope on all system drains. The Contractor shall provide 1) Provide a new manufacturers Suction Line Accumulator for the Aaon Unit and install to the manufacturer’s specifications. 2) Provide a Manufacturer’s certified representative to review the existing 18”x18” return air grill transferring to a 12”x12” unit intake and confirm it meets operational requirements; and any re-work necessary to bring the assembly to meet those standards. The Contractor shall provide all labor, equipment, and material including pipe, for a complete and operating HVAC system. Coordinate with existing controls company to ensure proper connection to building automation system. Facility will provide any required work for final connection to Building Automation Systems (BAS). The VRF HVAC equipment must be compatible with manufacturers existing system in place. The Contractor shall provide all cutting, patching, and structural support as required for a complete and operating system. All surfaces cut shall be patched to provide a seamless transition to surrounding areas. All wall penetrations shall be sealed in accordance with facility procedures. The Contractor shall verify all voltages, dimensions and connections prior to ordering equipment and materials. All openings in rated walls, ceilings and floors associated with new systems installed as part of this contract shall be fire or smoke sealed in accordance with the required rating. The Contractor shall provide all necessary electrical upgrades to provide a complete and working system. The Contractor shall provide a plan for protection of grounds, sidewalks, roadways, etc. from heavy equipment such as cranes, trucks, etc., seven working days prior to mobilization. The Contractor shall finalize testing and start up shall be performed in the presence of the Plant Maintenance Manager or their designee. The Contractor shall provide factory start up and three (3) copies of startup report prior to substantial completion observation. Remove all demolished equipment etc. from the campus and dispose of legally after giving facility first refusal. Provide the facility with disposal ticket for any hazardous materials. All electrical and instrumentation wiring shall comply with the manufacturer’s requirements and shall be in accordance with local and state electrical codes.
