This is a "Term" bid to be used upon contract approval through June 30, 2024 with an option to renew in one-year increments not to exceed a total of seven (7) consecutive years. The square footage listed is estimated and may be "MORE or LESS". Work will be on "AS NEEDED" basis. All prices must remain firm for each period of the Contract. _______________________________________________________________________________________________ General Description of Needs: Approximately 150,000 sq. ft. of VCT floors will be stripped and refinished and 300,000 sq. ft. of VCT floors will be scrubbed and refinished each year. High Speed Burnishing will be on an as needed basis. This will cover floors in the University's Residential Halls, Apartments, and Education & General buildings. The University will determine the actual schedule each year based on campus needs. The following must be provided: 1). Detailed invoices will be submitted no later than 30 days after completion of job for verification of services provided and billing to appropriate departments. 2). The contractor will furnish iShine Floor Wax (405504) floor finish, stripping chemicals and scrubbing compounds required for floor refinishing operations. 3). Contractor will provide all labor, equipment, supplies to refinish floors. 4). Contractor will be responsible for moving all free-standing furniture from areas while work is being performed and shall insure furniture is moved in a manner to avoid damage to furniture, walls, floors and other building surfaces. 5). Only VCT floors will be refinished. Areas with quarry tile, ceramic tile or other types of floor surfaces which do not require floor finish will not be included. 6). Contractor will provide adequate supervision for all work performed to insure the security of University property and the quality of work being performed. 7). Contractor is responsible for correcting and repairing any damage to furnishings or building surfaces resulting from work performed under its direction. 8). Contractor should be aware not all campus buildings have elevator service. All materials, equipment and supplies must be freighted up/down stairs at locations without elevator service. 9). Contractor is responsible for performing all work according to a pre-determined schedule and for maintaining adequate security for University property. 10). Contractor must receive prior approval for additional service charges not adequately anticipated by this bid. 11). Documented performance problems may result in cancellation of contract. Full Strip and Refinish Operations: 1). In the full strip and refinish operations, all waxed surfaces will undergo a complete chemical removal of existing floor finish followed by at least two (2) complete flood rinse/recovery cycles with clear water. Edges, corners and entry areas will be detailed throughout all areas to insure all existing finish; dirt and debris are adequately removed prior to applying new finish. 2). Prior to beginning the stripping process, all free-standing furniture must be removed in such a manner as to avoid damage to furniture, walls and other surfaces. Contractor is responsible for correcting any damage due to improper handling of furniture. Furniture must be reset according to the standard floor plan in each residence hall. 3). After the floor is completely cleaned and allowed to dry, no less than six (6) individual coats of new finish will be applied in a manner that insures that the final finish is free of streaks, drips, haze and other imperfections. Contractor will utilize some standardized means of tracking the application of each coat of finish in a manner that insures all areas receive the required number of finish coats. 4). New finish will be applied in a manner that avoids splashing or streaking finish along walls, doors or other fixed surfaces. Contractor will be responsible for correcting such problems resulting from improper application. 5). Burnishing after finish is applied is not required but may be used to provide an appropriate final result. The University may schedule areas to be burnished immediately following laying finish as circumstances require. Top Scrub/Refinish Operations: 1). As noted above, approximately 300,000 sq. ft. of floors will be scheduled each year to be thoroughly wet scrubbed and refinished. Actual schedules and deadlines will vary slightly from year to year based on campus needs and the sizes of individual buildings, but in general each building will be scheduled off line for six to eight days to complete the top scrub/refinish operation. Contractor should note that some after hour and weekend work will be necessary to complete all tasks within the scheduled time. 2). With top scrub/refinish operations, all waxed surfaces will undergo a complete and thorough wet cleaning using a mile detergent and a mechanized low speed scrubber by a complete flood rinse/recovery cycle with clear water. Edges, corners and entry areas will be detailed to insure all existing dirt and debris are adequately removed prior to applying new finish. 3). All free-standing furniture must be removed prior to scrubbing and removed in such a manner as to avoid damage to furniture, walls and other surfaces. Contractor is responsible for any damage to furniture, walls, floors or other areas due to improper handling of furniture. Furniture must be reset according to the standard floor plan in each residence hall. 4). After the floor is completely cleaned and allowed to dry, no less than three (3) individual coats of new finish will be applied in a manner that insures that the final finish is free of streaks, drips, haze and other imperfections.
