Renovation of a mixed-use development in Northbrook, Illinois. Completed plans call for the renovation of a educational facility.
The project is to partition off existing rooms and areas by constructing new gypsum board and metal stud walls. Demolition work includes, but is not necessarily limited to, minor architectural demolition work necessary to accommodate the new wall configuration and the associated mechanical and electrical minor demolition work. The new work includes the construction of new gypsum board and metal stud walls, installation of new hollow metal frames (door and borrowed light), wood doors, finish door hardware, and glazing (borrowed light frames and door vision lights. Hollow metal frames, wood doors and finish door hardware furnished by others.). Finishes work includes modification and patching of existing suspended grid lay-in ceilings necessary to accommodate new wall lay out, painting. Also, patching of existing LVT floors and resilient wall base to match existing. Perform mechanical and electrical work necessary to accommodate new wall configuration as indicated on the drawings, including miscellaneous mechanical/HVAC, fire sprinkler and electrical power and lighting work and other miscellaneous work. The new gypsum board walls will be constructed on existing floor finishes. Protect existing floors from damage and debris during construction. There is alternate work as part of this project A Performance and Payment Bond in the full amount of the contract will be required. A Bid Security of 10% of the Bid is required with the proposal. The Contractor must pay the Prevailing Wage Rates for all work per Illinois Law. PREVAILING WAGE LAW: This Contract calls for the construction of a "public work," within the meaning of the Illinois Prevailing Wage Act, 820 Il-CS 1301.01 et seq. ("the Act"). The Act requires contractors and subcontractors to pay laborers, workers and mechanics performing services on public works projects no less than the current "prevailing rate of wages" (hourly cash wages plus amount for fringe benefits) in the county where the work is performed. The Department publishes the prevailing wage rates online. The Department revises the prevailing wage rates and the contractor/subcontractor has an obligation to check online for revisions to prevailing wage rates. For information regarding current prevailing wage rates, please refer online. All contractors and subcontractors rendering services under this contract must comply with all requirements of the Act, including but not limited to, all wage, notice and record keeping duties. It is the policy of West Northfield School District 31 to provide equal opportunity to all qualified business in the awarding of contracts and accordingly promotes the utilization of diversified businesses to the maximum extent feasible in any contract issued against this solicitation to bid. The Owner reserves the right to reject any or all Bids, to waive irregularities in the bidding procedure, or accept the Bid that in its opinion will serve its best interest. Any such decision shall be considered final. The Owner reserves the right to set aside a Bid from a Contractor who, in the Owner's opinion, does not exhibit past experience equal to the size and scope of this project. The bidder shall have a written sexual harassment policy in place in full compliance with Section 2-105 of the Illinois Human Rights Act.
