Renovation of a residential development in Las Vegas, Nevada. Completed plans call for the renovation of a residential development.
This is a federally funded project. Questions Deadline: 4/29/2024 10:00 AM (PT) Windows o Replace windows with new construction nail flange windows. Adjust, repair, flash, and seal opening to achieve a water proofinstallation. Windows shall be LOW-E Argon filled double pane glass. Adjust window opening for code compliance as needed. Patch/repair adjacent surfaces as needed. Provide and install owner selected window coverings. Exterior Door o Replace all exterior doors with pre-hung energy efficient 6 panel doors meeting energy star requirements for climate zone. Adjust, repair, flash, and seal opening to achieve a water proofinstallation. Replace surrounding trim and/or stucco as needed. Install door hardware to include dead bolts and passage knobs to include garage doors. Lock sets shall be Kwikset Smart Key locks or approved equal. Existing locks to be preserved and returned to SNRHA. To include garage structure. Repair all damaged exterior stucco finishes. All repairs shall match existing finishes. Replace damaged stucco system and stucco system substrates as required. Garage o Replace garage doors and pedestrian doors. Garage rollup door shall have a minimum R5 rating. Adjust framing as needed. Install new insulation and drywall at garage. Adjust stucco, and trim as needed to correct opening. Install new garage door opener. Wire as needed. Stucco o Repair all damaged exterior stucco finishes. All repairs shall match existing finishes. Replace damaged stucco system and stucco system substrates as required. Repairs shall include corrections of previous repairs. Exterior paint Prep, primer, and, paint complete building exterior. Exterior paint colors and paint type shall be selected by owner and will include up to 3 color combinations at various building locations. Samples shall be submitted for owner approval prior to installation. New R-19 insulation Remove existing drywall, repair or replace all damaged wall framing members. Install new R-19 insulation at all exterior walls. Air seal all wall cavities prior to installing insulation. Seal all top and bottom plates prior to drywall installation. Building Envelope Seal entire building envelope to include areas around all penetrations. Seal at all top plate locations. Replace attic insulation to achieve a minimum R 38 insulation value. Provide installed R value certification. Install attic insulation rulers. Install insulation baffles as needed. Provide code compliant attic ventilation. Interior and Drywall Install new drywall throughout unit. Level 3 wall and ceiling finish. Primer and paint interior drywall, doors, and trim. Colors and sheen to be selected by owner and shall include 2 contrasting colors and sheens. o Stripped down to studs. Provide and install new insulation to meet applicable code. Provide and install acoustical insulation in bathrooms. Ceiling to be a sag resistant gypsum ceiling board. Green board at all other walls at wet area. Interior doors o Replace all interior doors with pre-hung six panel doors. Adjust, install and/or replace framing to accommodate new doors. Installation shall also include linen closets, coat closets, and pantry. Door hardware shall be consistent throughout unit. Install new door stops throughout. Flooring
