Demolition and remodeling of a municipal facility in Saint Paul, Minnesota. Completed plans call for the remodel of a 32,000-square-foot, three-story above grade municipal facility; and for the demolition of a 32,000-square-foot, three-story above grade municipal facility.
The LMC property is comprised of a 64,000 s.f. (approx.) office building, with four finished floors above grade and one below, and parking lot, constructed in 1995. The building's 1st and 2nd floors were remodeled in 2020 as part of a broader plan that was paused due to the pandemic. The current project scope ("Project") is largely a continuation of that plan, now limited to the following spaces and revised to align with updated space programming: Pre-Qualification: Yes 3rd floor (approx. 13,000 s.f.) - full demo and rebuild with mix of open/private office and small/medium conference spaces. 4th floor (approx. 13,000 s.f.) - full demo and rebuild with roughly 50% as large conference rooms and limited office spaces, and 50% shelled for future finish. Basement (approx. 6,000 s.f.) - partial demo and rebuild with fitness center and limited office space. *The value for this project is based on a financial range $4,000,000 and $5,000,000. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
