Demolition, site work, paving, renovation and addition to a mixed-use development in Elk Point, South Dakota. Completed plans call for the addition of a 10,800-square-foot, one-story above grade educational facility; for the renovation of a 6,850-square-foot educational facility; for the demolition of a educational facility; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.
A single-story building addition is to be constructed along with interior renovations in the existing building. A general project description is below. Two phases are anticipated for the project, but that will depend on project costs. Phase two may occur in the future and not be a part of this project, depending on costs at the time of GMP. The project scope is subject to change and will be finalized during the design phase. A concept scoping plan is attached to this document for reference. Site o The existing sitework/parking lot will be modified to accommodate the required vehicular flow for the building addition, as well as additional parking capacity for the school. o A road extension will be added to provide a second access point to the parking lot adjacent to the middle school addition. o Earthwork and utilities as required to accommodate the new building addition. o Site work indicated on the concept plan is to be included as part of Phase 1. Building Addition o Phase 1: A single-story building addition of approximately 10,800 square feet will include a new kitchen and equipment, and multi-purpose cafeteria and activity space. A portion of the addition will be a storm shelter designed in compliance with IC 500 and will require two restrooms. The structure of the storm shelter is anticipated to be precast, but that is subject to change based on costs, lead times, and any other factors the selected CM may have. Building Interior o Phase 1: An existing interior area of approximately 3,600 square feet will be renovated to include classrooms, remodeled restrooms, and a new hallway. o Phase 2: classroom renovation of approximately 3,250 square feet. Mechanical and Electrical o The existing mechanical and electrical systems will be modified and/or added onto as required to serve the building addition and renovated interior spaces. Begin Construction Spring 2025 (pending potential bid packages). All questions about the meaning or intent of the RFQ/RFP are to be submitted to the District in writing at the above address and emailed to Josh Muckenhirn at josh.muckenhirn@isginc.com. The owner will require a Performance Bond and a Payment Bond of 100% of the total project cost. The CMAR will be required to carry Liability Insurance in accordance with Section 11.1 of AIA Document A201-2017. The owner will carry All Risk/Builders Risk Insurance for the duration of the project construction.
