Demolition, site work, paving, new construction, renovation and addition to a mixed-use development in Saranac Lake, New York. Completed plans call for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; for the addition of a 1,800-square-foot transportation facility; for the demolition of a transportation facility; for the construction of a transportation facility; for the renovation of a transportation facility; transportation facility; and transportation facility.

The Base Bid A Project consisting of General, Mechanical, Plumbing and Electrical Contracts generally includes three phases of selective demolition, construction, addition, replacement, and renovation to the existing Airport Terminal building. Phase 1 consists of an 1,800 sf addition to relocate the existing cafe. Phase 2 consists of demolition and replacement of the two-story portion of the building constructed on the existing foundations to house the new entry, lobby, ticketing area, restrooms, and office spaces. Phase 3 consists of minor interior renovations to the TSA checkpoint and passenger waiting area and updating existing well equipment. Associated site work includes repair of excavated asphalt apron, new sidewalk, relocation of airport electrical and communication lines, connecting downspouts to storm lines, new sanitary laterals, and replacement of the grease trap. Bid Additive Alternate A1 generally includes installation of stone masonry veneer on the exterior water table wall in lieu of stucco finish. The project requires bonding and insurance to the contract amounts, and OCP insurance. Prevailing wage rates apply. The project includes Minority/Woman-Owned Business Enterprise (M/WBE) goals. The owner is sales tax exempt. The Base Bid B project is for Contract 1 only and consists of construction of a new elevator and associated components within Phase 2 of the Base Bid A Project. Bid Additive B1 requires Contract 1 to purchase OCP insurance for the Base Bid B work annotated separately from the Base Bid B. The project requires bonding and insurance to the contract amounts. Prevailing wage rates apply. The project includes a Disadvantaged Business Enterprise (DBE) goal. The owner is sales tax exempt. Each bid must be accompanied by a bid bond in the amount of five percent (5%) of the total maximum bid price (combination of base bid plus alternate bid) for the contract in the form and subject to the conditions provided in the Preparation of Proposal.
