Scope of Work CLC - Facilities Services Building Roof Replacement - Clark College DESCRIPTION OF WORK A. Scope of work is as indicated on drawings and specifications. In general, the scope includes: Complete tear-off and reroofing of the main low slope roof encompassing approximately 9,675 square feet. The new roofing assembly will consist of a multi-ply modified asphalt assembly with rigid foam board insulation and coverboard, and new membrane and sheet metal flashings. Project will include installation of new fall protection anchors and mechanical unit curbs as specified by the owner’s structural engineer. 1.06 DESCRIPTION OF WORK (ALTERATIONS) A. Scope of Alterations work is as indicated on drawings and specifications. In general, the scope includes: B. Plumbing: Alter existing system and add new construction, keeping existing in operation. C. HVAC: Alter existing and add new construction. D. Owner will remove the following items before start of work: 1. Roof mounted HVAC Units and associated wiring and piping. E. Contractor is required to remove and store the following prior to start of work, for later reinstallation by Contractor: 1. Metal cladding panels at and adjacent to the through-wall scupper locations. A. Work shall include all demolition work as required to complete reroofing and associated flashing work as described in the contract documents. Carefully remove and legally dispose of the existing roofing assemblies and associated flashings unless otherwise noted. Remove residue and prepare substrates to receive new roofing and flashings as required by system manufacturer. All adjacent or other work in the building or on site damaged by the Contractor shall be repaired or replaced at Contractor's expense. 1. Remove the existing single-ply and underlying built up asphalt roofing assembly, XPS insulation, over-framed crickets, related flashings and accessories down to the wood deck. 2. Remove existing through-wall scuppers, sheet metal and membrane flashings. 3. Temporarily remove, salvage, and reinstall existing metal cladding at scupper locations as necessary to allow new scupper penetration flashing to the existing weather barrier. Lap new penetration flashing shingle fashion with the existing weather barrier. 4. Remove existing retro-fit drains. 5. Remove abandoned curbs and penetrations and infill roof area as required to provide a solid and structurally sound substrate to receive the new roofing assembly. B. Perform selective demolition work in a systematic manner. Use such methods as required to complete work indicated on Drawings in accordance with demolition schedule and governing regulations. Provide services for effective air and water pollution controls as required by Federal as well as local authorities having jurisdiction. C. Any structural damage caused by water leakage found during the work shall be reported immediately to the Roofing Consultant and Owner. Repairs agreed upon will be on a unit cost basis. D. Coordinate demolition work with other trades as required to maintain watertight conditions on a daily basis. DESCRIPTION A. Remove and replace deteriorated plywood sheathing discovered during construction with new plywood sheathing of the same grade and dimensions to match existing. B. Install new wood blocking and nailers as required to raise curbs, perimeter and sleepers to an 8 inch minimum height above the new finished roof surface. C. Furnish and install beveled cedar siding atop parapets to slope towards roof. 4 SUMMARY DESCRIPTION A. Work includes new metal flashings at roof intersections, parapets, curbs, edges and mechanical penetrations and as otherwise required for a complete, weatherproof installation. B. Fastening systems shall allow for the thermal movement of the materials without buckling, loosening, and leakage. C. Integrate flashing and trim systems with self-adhered flashings, liquid applied flashings and wall cladding assemblies. For the purposes of the Supplemental Bidder Responsibility evaluation process, the scope of this project generally involves Remove and replace the existing roof membrane system of the Clark College Facilities Services Building located in Vancouver, WA. The scope of work includes rooftop HVAC unit removal, installation of new curbs, and installation of new built-up roofing system. Installation of new fall protection anchors. Related rooftop insulation and flashing of existing metal roof components. The Project consists of the reroofing of the main low slope roof on the Facilities Services building at Clark College. Solicitation Number - 2310-05A1 PROJECT DESCRIPTION: Complete tear-off and reroof of main low slope roof with new tapered insulation crickets, flat-stock rigid foam board insulation, coverboard and 2-ply modified bitumen roof assembly as described in the contract documents. The reroof project includes removal and installation of new prefinished sheet metal coping, collector boxes and counterflashings, stainless steel scupper and temporary removal and reinstallation of the existing cladding assembly as necessary to detail the scupper penetrations. The project will also include installation of new fall protection anchors per structural and replacement of HVAC units performed by other contracting directly with and as coordinated by the owner.
