On behalf of the Philadelphia Gas Works (PGW), PIDC is pleased to offer the mixed-use property at 5230-32 Chestnut Street ("West District Office Property") for sale and development. This property is being marketed alongside two other properties at 1337 W. Erie Avenue ("North District Office Property") and 1601 S. Broad Street ("South District Office Property"). Respondents may submit proposals for one, two, or are three of these properties; responses will be evaluated individually on each project's merit. Property The approximately 0.14-acre West District Office Property is zoned CMX-2 for Community Commercial Mixed-Use. Located on Chestnut Street between 52nd and 53rd Streets, the West District Office Property is proximate to the 52nd Street commercial corridor and to SEPTA's Market-Frankford Line. The existing building is approximately 11,500 square feet. Preferred Development Program Ground floor retail (a grocery store in particular) has received community support. Uses that are not preferred include cash checking, a mobile phone store, tax preparation, or a bodega. This guidance should not be considered a complete list or substitute for the PGW's and PIDC's expectation that the selected developer will hold active, thoughtful, and respectful engagement with the community in the development of the Property. The method of Contractor Selection has not been Determined at this time.
