Site work, paving and new construction of a mixed-use development in Jackson, Tennessee. Conceptual plans call for the construction of a residential development; for site work for a residential development; road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; and water / sewer project.
The final drawings and detailed specifications will be developed in the Design Phase by the A/E in concert with the Construction Firm and the Owner in order that a more detailed budget and value engineering options can be developed and finalized. 2.2 Specifications THDC' s A/E firm has developed the plans for BlueCreek Apartments and The Cottages of BlueCreek to reflect the standards for aesthetics, marketability, interior and exterior attributes, amenities, and long-term sustainability desired. These plans are consistent with the requirements of the City of Jackson and of the Tennessee Housing Development Agency (THDA). THDA will allocate Low-Income Housing Tax Credits (LIHTC) as part of the financing. Final specifications that meet these objectives are a keyactivity of the A/E team with the Construction Firm, concurrent with the final drawings and final budget, as noted in X2.1 above. 2.3 Zoning and Design Review The Construction Services provider will be responsible for any reviews associated with obtaining any permits required for construction. The costs associated with obtaining required permits shall be included in the Contractor's price proposal as specified in this RFP. 3. Proposal Documents All information associated with the RFP is contained in this document. Proposal Security: Although bids per se are not being solicited under this method of procurement, evidence of proposal security in the amount of 5% of the price quotation must be included with the electronic submittal. The proposal security shall consist of a firm commitment such as a bid bond, certified check, or other negotiable instrument which serves as assurance that the Proposer shall, upon successful negotiation of a contract (including an agreed-upon price), execute such contractual documents as may be required within the time specified. 4. Questions regarding this RFP Any questions from potential Offerors concerning this RFP must be submitted in writing, directed to Mr. Ted Otokiti, of THDC. Requests must be submitted by email to totokitigjacksonha.com All questions or requests for additional information related to this RFP must be received by 3:00 p.m. on Thursday, May 30, 2024. There will be no response to requests received after that date and time. The method of Contractor Selection has not been Determined at this time.
