Renovation of a multi-residential development in Coolidge, Arizona. Completed plans call for the renovation of a multi-residential development.
As of June 06, 2024, project was awarded to Truwest Construction but awarded amount is not available. Roof Replacement of 22 Homes To repair or replace existing roof for twenty-two (22) residents located in District 1, District 3, District 4, District 5, District 6 and District 7 in various locations by removing shingles down to decking, replacing plywood, installing new drip metals, shingles, pipe jacks, around air conditioning units and remove existing foam roof. The square footage of the roof will be determined after each home site visit. The scope work will consist of the following and to include all labor, materials, markups (Insurance, P&P Bonding, etc.): To remove existing shingles down to decking. Replace wood roof deck with 3/4 plywood. Install synthetic underlayment (or better). Install starter strip shingles. Install all appropriate metal flashings. Install Dimensional Shingles. (Color chosen by homeowner) install 6 nails per shingle. Install hip and ridge shingles. Replace and Paint vent, fascia & penetration flashing to match shingle color. Install staples at open eaves. Install new drip edge. Replace sheeting and rafts on back porch as needed. Replace any metal flashing around chimney (if it applies). Replace, Repair and paint damaged gables - If necessary. Apply polyurethane sealant for flashing and roofing (if it applies). Include in bid the replacement of all plywood and fascia (including painting) scoped for the square footage of the home/patio. Contractors must have all work completed by September 30, 2024. Summer working hours will be 6:00am - 2:00pm. TERO Compliance is necessary. Patio Roofing shall utilize common construction standards for any existing patio roofing. 30 year roofing asphalt shingles should be included. Existing vinyl aluminum wrapped fascia should be removed. Deadline for Written Responses: May 22, 2024 5:00 PM A Bid security of five percent (5%) of the bid amount must accompany each Bid. The Bid security must be in the form of cash deposit, a certified or bank check made payable to the Community, or a bid bond issued by a solvent surety licensed to do business in the state in which the project is located and from a Treasury Listed type "A" Company. Contractor shall furnish performance and payment bonds, each in an amount at least equal to the Contract Price as security for the faithful performance and payment of all of Contractor's obligations under the Contract Documents. These bonds shall remain in effect until one year after the date when final payment becomes due or until completion of the warranty period, whichever is later, except as provided otherwise by Laws or Regulations or by the Contract Documents. Contractor shall also furnish such other bonds as are required by the Contract Documents. In the case that contractors have entered into a joint venture agreement to qualify for contract, all parties of the said joint venture must be listed on all bonds.
