As of August 8, 2025, an architect has been selected and this project is in the final planning phase with 50% of construction documents completed. Design is expected to be completed by September 2025. A firm timeline for construction has not been determined. *The closed solicitation has been included below for reference: Design - Research Admin Bldg - 4th Floor Renovation. Total Project Cost: $1,175,000.00 Statements of Qualifications must be submitted electronically by email. Submittals are limited to one email with a maximum file size of 25 MB. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Project Description The Research Administration Building at 1960 Kenny Road is a 4-story office building on the Columbus Campus of Ohio State University. Each floor is approximately 10,660 SF. The College of Medicine Department of Psychiatry has recently occupied the entire building for office and research needs. This renovation will support anticipated growth for the Department. The 4th floor is currently fitted out with cubicle workstations. The intent of this renovation is to replace identified workstations with fifteen (15) single-occupancy, full walled offices for faculty. The renovation will require abatement, demolition, restroom/ADA compliance review and renovation, interior finish upgrades, and coordination with furniture vendor documents. The MEP design will include, but not be limited to HVAC, electric, IT coordination, plumbing, and sprinkler/fire alarm modifications. The selected A/E will be required to develop the Program of Requirements as an Additional Service. The proposed furniture layout will be provided to the shortlisted teams. Questions will be answered and posted to the Opportunities page on the OFCC website at online. Scope of Services The project and construction budget as listed in this RFQ is estimated. The project has been approved for design and construction services. This request is for Architect/Engineer (A/E) to provide design and project management to establish the schematic design concept, design development, construction documents, bidding, construction contract administration and post-construction services. For projects advertised with an appropriately developed Program of Requirements (POR), upon award of the Agreement, commence with Design. For projects without such a POR, upon award of the Agreement, commence by developing the Program of Requirements. The method of Contractor Selection has not been Determined at this time.
