Demolition, site work, paving, asbestos abatement and renovation of a mixed-use development in Baldwin, Michigan. Completed plans call for the demolition of a municipal facility; for the renovation of a municipal facility; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and for asbestos abatement for a municipal facility.
Includes all labor, equipment, materials, incidentals, transportation, and disposal fees for the pre-demolition abatement of asbestos containing materials. The pre-demolition survey reports from GEI Consultants, Inc., Information for Bidders 00 31 00 identified all materials found on site. All must be addressed as part of abatement. Universal Waste: Include all labor, equipment, materials, and incidentals, transportation and disposal fees needed to manage Universal Waste and its disposal prior to demolition. Universal wastes include, but are not limited to, bulbs; ballasts; batteries; mercury containing/equipment; and electronic equipment. The Predemolition survey reports from GEI Consultants, Inc., Information for Bidders 00 31 00 identified all materials found on site. All must be addressed as part of abatement. Lead Abatement: Includes all labor, equipment, materials, incidentals, transportation, and disposal fees for the pre-demolition removal of lead containing materials. PARTIAL BUILDING DEMOLITION: (Refer to Demolition Plan) 1. Remove and dispose of all building contents. 2. Remove all rooftop HVAC and Kitchen Exhaust Units, 3. Remove the entire roof structure (from exterior membrane to interior ceiling), 4. Remove selected exterior walls generally at the southeast corner of the building 5. Remove selected interior partition walls 6. Remove existing plumbing and plumbing fixtures, restaurant equipment, HVAC Equipment and electrical equipment. 7. Remove existing commercial doors and windows. SECTION 00 11 16 1075 Washington Street, Baldwin MI - ABATEMENT & REHABILITATION PROJECT PROJECT NUMBER: LAKE-42667234 Project Packet Page 6 BUILDING RECONSTRUCTION TO "WHITE BOX" CONDITIONS 1. Reconstruct a new shingle gable roof with dormers. 2. Reconstruct the exterior wall at the southeast corner of the building. 3. Construct new interior (tenant) partition walls. 4. Construct new interior walls within the units. 5. Construct ADA bathrooms and plumbing 6. Install new furred-out walls at the perimeter 7. Install new exterior commercial doors and windows 8. Install new interior doors 9. Install exterior vinyl siding, soffit, eaves 10. Install HVAC, Electrical and Plumbing fixtures 11. Interior finish to include attic insulation, drywall ceiling, drywall joint taping, sanding and installation of primer 12. Install flooring. During the performance of this contract, the Contractor is subject to the requirements of the Davis-Bacon Act. Any questions relating to this project or specification must be submitted by 12:00 pm (noon) on July 25, 2025 to Jim Nordlund at jimjr@nordlundandassociates.com and copied to kallen@co.lake.mi.us and kgunneman@co.lake.mi.us The CONTRACTOR shall start site work within two weeks of Notice to Proceed, make consistent progress, and substantially complete all services under this agreement through Punch List within 180 days of Notice to Proceed.
