Demolition, site work, paving and renovation of a mixed-use development in Redlake, Minnesota. Completed plans call for the demolition of a retail development; for the renovation of a retail development; for site work for a retail development; sidewalk / parking lot; and for paving for a sidewalk / parking lot.
The Project Scope of Work includes: 1. Interior renovation, demolition, exterior improvements, re-roofing, window replacement, and added parking to establish a business incubator, 2. existing space will be renovated into leasable space for prospective small business ventures, 3. existing circulation space will be renovated, 4. existing space will be renovated for incubator and program administrative office space, 5. existing space will be renovated to be used as a multi-purpose gathering space, art maker space and training room. This space will include 12 lockers for artist maker space, 6. existing electrical and mechanical room will be renovated, 7. exterior building tuckpointing or brick cleaning, 8. 1 - 37 space asphalt parking lot will be added with 24-foot-wide dive lanes, and 6 new streetlights, 9. 1 - 24 space asphalt parking lot will be added with 24-foot-wide dive lanes, and 4 new streetlights, 10. 1,500 square foot patio, 11. 16 Exterior windows, 12. exterior solar panels, 13. new 10,000 square foot roof, 14. demolition of 2,075 square foot single-story wood framed addition to the east side of the building. Project Description: Project consists of a 19,561 SF interior and exterior renovation of an existing structure. The exterior work shall consist of removing the existing built-up and ballast roofing systems, and the installation of new parapets, insulation, and a new EPDM roofing system, and removing and replacing windows and doors. The interior work shall consist of interior finishes, MEP upgrades, and some reconfiguration of spaces. Red Lake Nation's Tribal Employment Rights Ordinance, Davis-Bacon Prevailing Wages, Equal Opportunity Clause, and Standard Federal Equal Employment Opportunity Construction Specifications shall be enforced for this project. Construction Contract: Bids will be received for the following Work: General Contract: General Contract (all trades) shall be to furnish all material, labor, equipment and services, including all scheduled allowances, necessary to complete the construction of this project, according to the requirements of the Procurement and Contracting Documents. BID SECURITY Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. TIME OF COMPLETION Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time specified and no later than July 25, 2025. It is the intent of Owner to accept the bid of, and award a contract to, the responsive, responsible bidder submitting the low effective bid, provided the bid is judged to be reasonable, does not exceed the funds available, and provided the bidder and proposed sub-contractors are capable of performing the Work in an acceptable manner. Owner reserves the right to reject any and all bids, accept any bid, waive informalities in bids submitted, and waive minor discrepancies in bidding procedures, as it deems to be in its best interest. Any bidder may be required to furnish evidence that the bidder and proposed sub-contractors have sufficient experience, and have successfully completed work similar to the types of work required, to assure completion of the Work in a satisfactory manner.
