Preventative maintenance and testing services are required for fire alarm systems at Red Lake Hospital and Ponemah Clinic. The contractor shall perform scheduled inspections and safety testing in accordance with manufacturer recommendations and Joint Commission requirements. Covered equipment includes fire alarm control panels, notification devices, remote annunciators, door-releasing devices, heat detectors, fire alarm boxes, smoke detectors, duct smoke detectors, and smoke detection shutdown devices. Approximately 600 devices are to be inspected annually in November. All work must comply with NFPA 101 and NFPA 72 standards. The contractor must provide all labor, tools, equipment, cleaning materials, transportation, and documentation necessary for the inspections. Work is to be performed Monday through Friday, 7:00 a.m. to 5:00 p.m., excluding federal holidays. A 48-hour advance notice is required before technician arrival. Only qualified personnel with NFPA 72-compliant training may perform the work. The contractor must maintain calibrated testing devices and carry liability insurance of at least one million dollars per incident. All services and parts are guaranteed for 365 days from acceptance. The scope excludes unscheduled maintenance and emergency repairs. Any additional equipment will be serviced only through a formal change order. The contractor must label any unmarked devices and provide detailed inspection reports including test results, deficiencies, and warranty certificates for replaced parts. Invoices must be submitted electronically via the Invoice Processing Platform (IPP) and include all required documentation.
