Reference Number 0000353244 The Arapahoe Library District (Library District) seeks proposals from qualified, reliable Owner's Representatives (OR) to provide services related to new building construction in Arapahoe County, Colorado. Owner's Representatives must be experienced in and able to provide the specific services outlined in the RFP. The shortlisted finalists will be required to participate in an interview. To ensure no conflicts of interest, the Owner's Representative will be a party and/or firm independent of other vendors/suppliers selected for work on this project (e.g. general contractor, architect, engineers, etc.). Please take this under advisement when choosing to bid for the Owner's Representative contract. The work will pertain to a proposed 10,000 - 20,000 square foot facility adjacent to the Eloise May Library located at 1471 S. Parker Rd. Denver, CO 80231. The facility is anticipated to house a mix of community use, staff and office spaces, storage, café, and indoor storage for our Mobile Library Services vehicles. Key success factors in designing and constructing this building will include utilizing Universal Design, maximizing flexible, modular, and innovative spaces that can adapt over time as library services change. Quality, sustainability, longevity and operationalization of the building and equipment are paramount features of this project. The Library District expects to realize economies of scale, when possible, with respect to professional service fees, procurement, and construction costs. This contract may be renewed month-to-month at the discretion of the Library District, with 30 days' written notice. The contract duration, including all options, is not expected to exceed five (5) years. Project scope and progression are subject to typical considerations and contingencies such as funding, permitting, inflation, actual labor and material costs and availability, etc. Buyer Preferences, Guidelines & Requirements General Requirements - Certification/Training - Insurance Required - License Required - Local Service Required The Library District reserves the right to reject any proposal for any reason. The Library District reserves the right to cancel this RFP at any time, without penalty.
