The St. Mary's County Public Schools (SMCPS) System has issued this Request for Proposal (RFP) to qualify and select contractors to provide Building Automation System (BAS) services, including but not limited to, alterations, installation, maintenance and repair of building automation systems and components. Base bid to provide labor and material to update the existing Building Management System (BMS) in the facility locations to the Niagara based Facility Explorer platform to create a single point of access to the facility HVAC systems per the base bid scope of work identified in Specifications Section VI per the locations and systems identified. Additional labor and material markup pricing to be utilized for additional building automation system service repairs, maintenance, and installation as necessary for the duration of the contract. It is the intent of SMCPS to award for a base bid to a Contractor to provide labor and material to update the existing Building Management System (BMS) in the facility locations to the Niagara based Facility Explorer platform in effort to create a single point of access to the facility HVAC systems. Base Bid Scope of Work to Include: o Furnish and install new Johnson Controls Facility Explorer N4 Supervisory Controller in each facility. This controller is the Johnson Controls versionof Tridium, operating on the Niagara software platform. o Provide the required Software Maintenance Agreement for each Jace. o Supervisory system upgrade to Facility Explorer and an integration of existing field controllers. o Provide any third-party drivers to necessary. o Map all controllers and points to the new system. o Provide graphical representation of each device for operator monitor and control. o Duplicate building occupied scheduling. o Duplicate equipment interlocks necessary to ensure operational integrity between equipment. o change/upgrade the field controller in the Heating/Cooling Plant, because the existing controllers are integral to the supervisory controller being removed and are not compatible with Niagara. provide labor and material to update the existing Building Management System (BMS) in the facility locations to the Niagara based Facility Explorer platform in effort to create a single point of access to the facility HVAC systems. SMCPS will not consider a bid as unresponsive if they provide pricing for the base bid or the BAS service labor and material markup pricing.
