The Menominee Indian Tribe of Wisconsin (MITW) is requesting Proposals from qualified candidates for Architectural, Engineering and administer construction management services for the renovation of the existing structure, and designing a new addition to the existing CBRF building. Major Items of Work: The project consists of new construction, wood frame addition with basement, renovating the existing building to meet current licensing and building codes, and construction of a new 1,200 SF maintenance garage on the site. The addition will have a main floor and basement totaling 11,781 SF. The first level has 8 new CBRF resident rooms (dedicated memory care), conference and activity room, large multipurpose space, new elevator, offices, a dedicated memory care wing with dining area, and new shower room. The lower level addition includes an unfinished basement with resident storage and other mechanical spaces. The renovation of the existing facility includes minor finish upgrades on the first floor including common spaces and resident rooms, a total area of 6,257 SF. Remodeling work will also include existing spaces including remodel of four resident rooms to become accessible, remodel of staff break room and sleeping room, enlarged laundry room, and kitchen. This project contains several alternates that bidder shall be familiar with and provide line-item pricing for each in their proposal. All bids will reflect information included drawings and specifications prepared by Thrive Architect's dated May 1, 2024 as well as any addenda issued. It should be noted that a simultaneous project is occurring with the existing upper and lower parking lots at the CBRF facility. The successful bidder will be responsible for the building construction project but also work with the awarded contractor to coordinate the schedule of the Parking Lot renovation project on the Site.
