Renovation of existing bathroom to make an accessible bathroom, reframe bathroom floor, full height steel stair guard, add floor drain at second floor bathroom. A. The Work under the Contract consists of: 1. All Work either shown on the Drawings or included in the Specifications unless specifically indicated as not to be done. 2. The Project shall consist of, but not limited to: Renovation of existing bathroom to make an accessible bathroom, reframe bathroom floor, full height steel stair guard, add floor drain at second floor bathroom. 3. The Contractor shall be responsible for providing and paying for a construction administration software application to be used by all participants on the Project at no cost. B. In addition, the Work under the Contract includes: 1. Work outside the Project Site as called for in the Contract Documents and as required for the performance of the Work. 2. The restoration of any items damaged or destroyed by encroaching upon areas outside the Project Site. 3. Providing and restoring, where appropriate, all temporary facilities. The work is estimated to cost $121,400.00. All bidding Requests for Information (RFIs) shall be submitted online by 06/10/2024 at 12:00PM EDT for general bids. The participation goals for this project shall be 15.3% for minorities and 6.9% for women. Completion- 95 consecutive calendar days. scope of work @ first floor bathroom: 1. remove all fixtures, accessories, and finishes at first floor bathroom, including all drywall. 1.1. remove ceiling and replace sanitary drain pipes for toilet and shower of floor 2 bathroom. 2. relocate existing bathroom door to meet accessibility requirements. patch walls and trim as required. 2.1. re-use existing door and frame. provide and install new ada compliant hardware. 2.2. provide and install new door trim to match existing. 3. remove and replace floor framing below first floor bathroom only. 3.1. provide and install new 2x8 joists and plywood subflooring. install at height so as to allow 1/2" max change in level at door threshold. coordinate with finished floor pitch to floor drain. 3.2. patch and repair basement ceiling as required for installation of new floor framing. 3.3. relocate existing heating pipes as required for new framing. 4. install new thermal and acoustic insulation, and new moisture resistant drywall on all walls and ceiling of first floor bathroom. 4. provide and install new floor drain. 5. provide and install new floor and wall tile finishes as indicated on drawings. 6. provide and install new recessed lighting and bath fan as indicated on drawings. 7. provide and install new fin tube radiator and cover to match existing. prime and paint new radiator cover. 8. provide and install all new plumbing fixtures, accessories, cabinetry, and countertops at heights and locations indicated on drawings to meet accessibility requirements. see sheet a-2. 9. prime and paint walls, ceilings, and trim within workarea, including any surfaces outside of first floor bathroom affected by renovations scope of @ second floor bathroom: 1. install new floor drain. 2. patch and repair tile with new to match existing. scope of work @ main stair: 1. remove portion of ceiling at floor 2 hall. provide new blocking as required for supporting new guardrail screens. 2. patch and repair gwb ceiling. 3. install new steel plates and connection points as indicated in the drawings. 4. install new metal screen guardrails 5. paint floor 2 ceiling at hall.
