Renovation of an educational facility in Cincinnati, Ohio. Conceptual plans call for the renovation of a educational facility.

Project Location Clifton Campus, 3520 Central Parkway Cincinnati State request design services to upgrade the existing outdated HVAC controls in the Advanced Technology Learning Center (ATLC) and Heath Professional Building (HPB) buildings to a new building automation system (BAS) for all mechanical equipment and HVAC distribution systems and replace both boilers in the ATLC building and one boiler in the HPB building. These two buildings are located on Cincinnati State's Clifton Campus on Central Parkway. The work should be done with minimal disruption since the facilities are occupied. The ATLC building was built in 2003 and is approximately 210,000 gross square foot, consisting of classrooms, offices, learning and demonstration kitchens, restaurant and cafeteria. It currently has a legacy TAC Vista building automation system based on an obsolete early version LON protocol. The ATLC building has 7 air handlers, 13 heat recovery units for kitchen hood exhaust, 2 boilers (5000 MBH each), 4 hot water pumps, 2 chillers, 4 chilled water pumps, 2 cooling towers, 2 condenser water pumps, 2 water heaters, 1 circulation pump, 20 exhaust fans, 8 fan coil units, 17 unit heaters, 160 fan powered VAV boxes. VAV boxes and other terminal units will remain TAC Vista/XENTA and will be replaced in a future phase. Replace two existing boilers with new high-efficiency boilers and evaluate the existing pumps. The HPB building was built in 1993 and is approximately 60,000 gross square foot, consisting of classrooms, offices and lab spaces. It currently has a mix of pneumatic controls throughout the building and a SIEMENS system for the air handler and boiler. The HPB building has one air handler, 2 boilers (2000 MBH each), 2 hot water pumps, and approximately 70 VAV boxes, 8 unit heaters, fin tube radiator perimeter heat, 2 fume hood exhaust fans, and 6 exhaust fans. The project includes adding additional points to remotely view equipment that is currently not monitored, like VAV boxes and perimeter heat, converting the entire building to DDC, and eliminating the need for supplemental control air. Depending on the outcome of a current study, replace one existing boiler with a new high-efficiency boiler or tie the HPB building hot water system into the Main building hot water system. The Architect/Engineer ("A/E") will develop the Program of Requirements (POR) in collaboration with Cincinnati State as an Additional Service. The POR will serve as a performance specification for the appropriate controls vendor. Cincinnati State is requesting qualifications from A/E firms to provide design services and construction administration for the project. The A/E firm will be relied upon to source or provide commissioning services. The appropriate level of commissioning for each system or building will be determined in collaboration with the Owner. Construction Cost: $1,725,000.00 Total Project Cost: $1,900,000.00 Professional Services Start: 08 / 24 Construction Notice to Proceed: 02 / 25 Substantial Completion of all Work: 10 / 25 Professional Services Completed: 12 / 25 The method of Contractor Selection has not been Determined at this time.
