Renovation of a residential development in Binghamton, New York. Completed plans call for the renovation of a residential development.
CR Number: 2110990 The project consists of the removal of aluminum storefront, glazing, and concrete masonry units as indicated on the drawings. New work consists of the construction of a 2- hour fire barrier with 1-1/2-hour rated double egress doors. Doors will be on magnetic hold opens with connection to the fire alarm system. Hardware is specified so that the doors can have a card access added in the future. Areas where the storefront has been removed will be infilled with concrete masonry units to match existing adjacent surfaces. There will be patching to match existing quarry tile flooring and base. Two new doors will be added to the exterior wall. DESCRIPTION: 1NA Egress Door Installation.The vendor shall provide all labor and materials necessary to complete the work in a professional manner according to this scope of work and architectural drawings if supplied. Upon completion of 1NA Egress Door Installation., before removal of equipment and scaffolding, contractor is to schedule a quality control and quality assurance inspection with the Maintenance Supervisor. SCOPE OF WORK: 1. Create new egress door in the 1-2 Pedestrian way, front. Per attached drawings. 2. Contractor will provide all work to create the new egress including all masonry, carpentry, electrical, emergency egress signage, door, door frame and panic hardware, exterior site work and tie into existing foot paths/blacktop. 3. A 3’ long x 6’ wide concrete exterior door apron shall be underpinned to the existing/newly modified slab under the new doorway to a depth of 6” and install #4 rebar 10” apart underthe doorway beginning & ending minimum 4” outside of the new doorway +/-. Rebar shall extend 6” into the new apron slab. 4. New door apron shall be 5000psi air entrained concrete 4” thick with 6x6 – w2.9xw2.9 wwf (placed & held mid-slab by use of 2” reinforcement spacers). Subgrade shall be compacted with 8” minimum compacted subbase Course A1 Aggregate. See detail below. 5. New concrete apron shall be sealed with waterproof mastic at building edges and existing walkway material. 6. Existing walkway material shall be clean cut to allow new apron to abut it smoothly. 7. New dark bronze exterior door, frame and hardware shall conform to the specification in the attached Project Manual. 8. Dark bronze hardware set: Qty. 3 Butt Hinge (Stanley FBB191) and Qty. 1 Panic Device with Lever Corbin Russwin ED5200, (Storeroom function, Entrance by lever only when released by key. Key removeable only when locked). Lock Shall accept a Schlage Small Format International Replaceable Core Cylinder. OPWDD will provide the lock cylinder. 9. Door hardware shall latch into a strike pocket in the new door frame. Work shall conform to all applicable codes, be done according to manufacturer’s instructions, and follow industry best practices.
