The Lawrence Redevelopment Authority (LRA) through its Urban Renewal Plan is authorized to take a range of actions to address disinvested and under utilized neighborhoods and substandard, decadent, and blighted conditions to create the environment needed to promote sound growth and attract and support private investment in its designated urban renewal area. The LRA actions may include developing, co-developing, selling, and/or acquiring properties. The purpose of this RFP is to select a Project Manager with demonstrated experience and capacity to carry out a redevelopment project that best addresses the needs and goals of the LRA and community. The Lawrence Redevelopment Authority (LRA) has outlined specific goals and objectives for the adopted Urban Renewal Plan, which focuses on revitalizing the downtown area of Lawrence, Massachusetts. The aim is to promote an Equitable, Compact, and Transit-Oriented Development (ECTOD) scheme that will stimulate economic growth, create jobs, and enhance residents' quality of life. The selected Redevelopment Project Manager will be responsible for, but not limited to, the following services: 1. Project Planning: Develop a comprehensive project plan outlining timelines, milestones, and objectives. 2. Professional and Building Services: Perform general construction work, including but not limited to residential, commercial, retail, public spaces, and government facilities. Geting the construction work properly completed by the project deadline. Oversee construction services, including scheduling, budget management, quality control, and ensuring compliance with safety and building regulations, to facilitate the successful completion of our redevelopment projects. 3. Budget Management: Prepare and manage the project budget, ensuring cost control and financial accountability. 4. Permiting and Approvals: Navigate the permiting and regulatory approval process, obtaining all necessary permits and clearances. 5. Construction Management: Manage construction activities, ensuring adherence to quality, safety, and schedule requirements. 6. Risk Management: Identify and mitigate project risks and issues as they arise. 7. Reporting: Provide regular progress reports to LRA and their stakeholders.
