Renovation of a residential development in Tuxedo Park, New York. Completed plans call for the renovation of a residential development.
Whitmore House 108 W Sterling Lake Rd Tuxedo NY 10987 Roof Repairs - Repair tree damaged roof decking and facia, prepare for new roof installation. Complete roof replacement - remove all shingles, roofing materials, gutters/leaders, facia, and flashing. Replace all unserviceable roof deck, please include in the quote the cost of 10 sheets of 3/4 CDX plywood. Install grace ice and water shield on the entire roof deck. Install all new facia - new facia shall be either be aluminum wrapped primed wood or be made of a rot proof material. Install all new drip edge. Install GAF UHD or equivalent shingles. Replace waste vent flashing. Replace all step and chimney flashing. Install new seamless 6" gutters and leaders. All materials and colors shall match with home and surroundings. Chimney repairs - Repair both the wood fireplace stone chimney and the brick gas boiler chimney and liner. Replace chimney caps with new. Siding repairs - Replace 2 pieces of siding that were damaged from storm. Paint to match home. Window replacement - Repair wood window frame and replace 2 Thermopane windows, paint to match house. Interior sheet rock repair - Repair/replace ceiling sheet rock in the living room and bedroom closet. Repaint ceiling repairs with matching color. Service-Disabled Veteran-Owned Set Aside: No For this procurement, OPRHP requests that Good Faith Efforts are taken to include MWBE vendors where there is subcontracting availability. These efforts should be documented as, if asked, you must be able to produce a record of the actions taken to include MWBE vendors. Pursuant to Public Building Law 8(6), any contracts over $5,000 for the work of construction, reconstruction, alteration, repair, or improvement of any State building, a responsible and reliable NYS-certified Minority or Women-Owned Business Enterprise that submits a bid within ten percent of the lowest bid will be deemed the apparent low bidder provided that the bid is $1,628,283 or less (maximum amount has been adjusted for inflation effective January 1, 2024). If more than one responsible and reliable MWBE firm meets the requirements, the MWBE firm with lowest bid will be deemed the apparent low bidder.
