Renovation of a municipal facility in Madison, Connecticut. Completed plans call for the renovation of a municipal facility.

The Town of Madison, Board of Selectman, hereafter referred to as "Owner", requests statements of qualifications and proposals from Design-Builders for the design and construction of a new emergency operations center in Downtown Madison. The Design-Build firm(s) selected by the Town of Madison shall provide comprehensive professional and construction services, including but not limited to the following: DESIGN AND PRE-CONSTRUCTION SERVICES: 1. Assist the Owner in the preparation of a detailed Program and Scope of Work. Concept plans of the project are included with this RFP. 2. Conduct regular Owner meetings to solicit input from designated town representatives at a minimum of twice per month. Incorporate their comments into the project scope. 3. Identify and procure all necessary approvals from authorities having jurisdiction. 4. Prepare a minimum of three (3) summary submissions for review by the Owner at Schematic Design (SD), Design Development (DD) and Construction Documents (CD). Include technical as well as design drawings, technical specifications, and milestone budget and schedule updates. 5. Prepare a Project Phasing and Logistics plan. 6. Support the Owner at public meetings and the presentation of Project Criteria, cost estimating, phasing plans, etc. to fully inform the Owner/Public of project status, schedule and costs. 7. Prepare a Project Cost Estimate based upon the completed Construction Documents. Project Cost Estimate to include all anticipated hard costs, soft costs, and project contingencies for a turn-key project. Analyze and reconcile Project budget as needed. 8. Identify potential value enhancement solutions for Owner's consideration. 9. Develop project master milestone schedule. Construction Start Jan 2025 Construction Finish Fall 2025 Any questions regarding the RFQP should be directed to the contact listed below via e-mail only by July 2, 2024 at 12:00 p.m. Questions will not be accepted after this dead line. Answers to questions will be responded to in writing only. All questions and answers will be posted on the Town's website for all potential firms to view. Note: It is the responsibility of responding firm to this RFQ/P to qualify within its formal proposal, any modifications to this written RFQ/P and the Scope of Services contained herein. Samuel E.
