Site work and renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development; and for site work for a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 525 22 nd Avenue. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Remove existing metal siding from the entire home. Install house wrap and fanfold taping all the seams on both products. Remove awnings from both doors and replace with new like kind and sizes. Install backer boards to accept the new awnings where needed. Backer boards will need to be wrapped with white break metal and trimmed out with proper siding trims. All the existing working cameras will need to be reinstalled and in working order when the job is completed. Install new vinyl double 4" siding. Homeowner's choice of color, which the contractor will offer a limited selection of colors. All siding penetrations must have siding blocks or spilt trims install and color matched caulk. Install new LED motion sensor lights. The front door is a simple fixture swap; however the side door has no existing fixture and will need an electrician to run power, box, and switch to the side door. Install the awnings to manufactured specifications. Install two new vinyl gable vents. Install white aluminum soffit and facia. Install new 6" gutters on the front and back of the house. New downs with minimum 2 wall straps per 8' section. Install hinged elbows on the lower tailpipes. Permits required before work begins. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged. All bidding and award procedures undertaken by the City in regard to this project shall be consistent with the City's adopted procurement procedures. Submitted bid prices shall remain valid for 60 days after bid opening.
