The following project in Iowa Falls is requesting proposals from architects for a partially federally funded project. The Princess Grill & Pizzeria at 607 Washington Street, Iowa Falls, IA 50126 is undertaking a project to renovate the 2 nd floor space into two 2-bedroom apartments, improve the building West wall, and improve the 2nd level front façade. The project is requesting written proposals from architecture firms to undertake preliminary design, costing, bid document preparation, bidding oversight, and project construction oversight, including the review of contractor pay apps and the issuing of change orders, if needed. The building is on the National Register of Historic Places. The building does not currently have any fire sprinkler systems. Since the project includes federal CDBG funding, the project requires compliance with the National Environmental Policy Act Section 106 historic preservation standards, the new Build America and Buy America (BABA) act, HUD Section 3, and public bidding. This project has been funded with the following budget levels - $535,000 from CDBG/HUD for general construction, architect, and other professional fees; $50,000 from CDBG/HUD for solar panels on the roof; and $155,000 from the owner and city. The project includes federal CDBG funding. Davis-Bacon wage rates do not apply. The Section 3 HUD rule applies. The project will require public bidding. The new Build America and Buy America (BABA) act applies to all building materials for the project except paint and concrete.
