PROJECT DESCRIPTION: The project consists of the demolition of existing powerhouse mechanical equipment for new cooling tower and boilers in the mechanical yard at Power House 2. Includes new equipment & structural anchorage and supports. A new 54,390 SF two-story student services building with a steel structure, precast walls, PVC roof, mechanical, plumbing, and fire sprinklers will be constructed. Lot 10 will be modified for new drop-off and circulation, with a new exit driveway to Irvine Center Drive. The existing B-100 building will be demolished, and site utilities such as electrical, fire water, storm drains, sewer, gas, telecom, and reclaimed water lines will be relocated. New fire hydrant locations, and modifications will be made to fire access lines, parking, drop-off areas, pedestrian paths, entry, and landscaping. A new 32,497 SF two-story student union building with a steel structure, exterior plaster, MEP systems, food services, fire sprinklers, a kitchen, and CMU walls will also be built. The project includes quad and student plaza development, the demolition of the existing SSC student services center building and Powerhouse 3, and the construction of a new parking lot 9. Deferred Approval Items The general contractor will be responsible for completing design and obtaining DSA approval for the following deferred approval items: (i) Precast Concrete, Exterior Wall Panels & (ii) Elevator Guiderail Supports and Brackets.
