The Project consists of construction of two new buildings, a replacement of all the HVAC equipment in Powerhouse 2, the abatement and demolition of Building B-100 and the existing Student Service Building, and the construction of a new quad between Building B-300 and the LRC. The new Student Services Building is a 2-story structure of approximately 43,500 square feet. The new Student Union Building is a 2-story structure of approximately 25,000 square feet. The buildings will be constructed on the campus of Irvine Valley College at 5500 Irvine Center Drive, Irvine, CA 92618. All work will take place on a occupied and active college campus, and the contractor will be required to not disturb the educational mission of the campus. Included in the Student Service Building houses the following programs: Admission and Records, Bursar, Financial Aid, Matriculation, DSPS, Veterans Center, Outreach, EOPs, and counseling. Included in the Student Union Building is Food Service, Basic Needs Center, Cafeteria, Student Equity and Student life, and the bookstore. Both buildings will have elevators and a precast exterior facade that are each DSA Deferred Approval. The Project is anticipated to be issued for bid in September, 2024. Construction is likely to commence in January, 2025. The project construction budget is approximately $60 million. The project schedule is anticipated to be phased, with the construction of the two buildings and HVAC upgrade to be completed in 28 months, 1 month for move in of the new buildings by staff and faculty, and then 4 months for the demolition of the existing Student Services Center, and the construction of the new quad, for a total duration of 33 months. The demolition and quad cannot begin until both new buildings are occupied.
