Renovation of a multi-residential development in St. John's, Newfoundland. Completed plans call for the renovation of a multi-residential development.
Closing Time: 10:00 PM (NT) Question Acceptance Deadline 2024/09/02 03:00:00 PM NDT All claims by the Contractor, all questions concerning interpretation of the Contract or the acceptable fulfillment of the Contract on the part of the Contractor and all questions regarding compensation shall be submitted in writing to the Engineer/Architectfordetermination. Install new asphalt shingles and all associated building materials, complete with eave protection over entirety of roofs, as per specifications. Install new pre-finished aluminum eavestrough as per drawings and specifications. Install new downspouts as required, ensuring adequate fastening as specified, and splash blocks under the discharge end of each. Install new felt molding fascia, soffit, and required vents on all roofs. Replace any missing or damaged baffles with new. Ensure that all baffles (both undamaged and new) are adequately attached, sealed, and insulated around as per drawings & specifications. Re-nail existing roof deck as per specifications. Install new ridge vent, plumbing vent stack, and electrical mast roof flanges. Repair openings in roof where venting was removed to match existing. Ensure that bathroom fan is vented to the exterior through the soffit, and not through the roof. Replace deteriorated rotten or damaged roof materials, including but not limited to sheathing, framing, etc. Unit price for these items to be entered on TF-7. Caulk, tape & plaster joints on gypsum party walls in attic and where applicable. Smoke seal existing party walls in attic to roof sheathing and all penetrations in fire rated separation. Replace all attic hatches within each unit with new pre-manufactured attic hatch. Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
