Site work and new construction of a multi-residential development in Rochester, Minnesota. Completed plans call for the construction of a 31,900-square-foot multi-residential development; and for site work for a multi-residential development.

A. Project Description 1. Located in the Southwest corner of Rochester, the proposed project provides 36 units of affordable senior housing, community and support spaces, as well as site improvements. The 3-story building is proposed to be constructed of wood framing and trusses, sitting on a concrete slab on grade. Site improvements include parking, covered entry canopy, sitting areas, connections to the city trail network, and landscaping. 2. The project also seeks compliance with the US Department of Energy Zero Energy Ready Homes program. Strategies to achieve compliance include a geothermal-source heating and cooling system, enhanced insulation, and LED lighting throughout. The project is also considering a PV array on the roof to supplement energy provided from the electrical utility. 3. A mix of 30 one-bedroom and 6 two-bedroom units make up the 36 total units, including two units that include accessibility features to be considered Type A units. The remaining 34 units meet Minnesota Housing Universal Design standards as well as requirements in the building code for Type B units on an elevator served floor.
